New 'tricks' in builder's arsenal

Builders do lots of things to entice prospective buyers.  Free this.  Discounted that.  You name it, its probably been tried.  But in a sluggish resale market, one thing the builders haven't been able to deal with is the inability of the move-up buyer to sell their former home.  Until now??

This article in the Arizona Republic discusses a 'new' approach some valley builders are now taking to address this problem.  You buy our home, we'll buy yours.  Or we'll list yours.  Or we'll promise to sell your home at a below market value.  Or...I guess it depends on the builder.

I've seen Realtors offer similar programs before.  Thoughts on such programs?  Does the move up buyer inherently lose money on the home they are trying to sell when going through one of these programs??

We have purchased buyer's homes for the last couple years.  We offer a set percent (ie. 94%) of CMA so that no one feels taken for advantage.

Kaushik, I have not heard of builders offering to buy a Buyers home if they buy theirs, but I see that as a huge insentive if they are truly paying them the market value of the house.
