May 1st & Some Thoughtful Comments for Your Consideration ... Ocean City, New Jersey

 

The first thought always on the 1st of May is that "outdoor showering begins today."  Well, that would have been true for a few days during the past week and weekend when we hit the 80s and 90s.  But it's raining on the island today and much colder than the past few days.  We'll hold on the showers for just a bit more time ... unless we use a good bit of hot water.

Another realtor and myself were off the island yesterday for an event.  I wore a light jacket because it was getting cold here in Ocean City.  When we got on the mainland, maybe only three or four miles away as the crow flies, as I got out of the car I took off my jacket.  The weather must have been about ten plus degrees warmer.  That's often the plus side during some of the cold weather ... of course, the opposite happens in the summer ... it may be quite warm on the mainland and even in Ocean City, but the cold breezes tend to change all of that.

Just read an interesting column in the Friday issue of THE WALL STREET JOURNAL:  "The Candy Man Can."  The writer goes on to suggest that "at times of economic turmoil, the palate craves the cheap luxury of sweets ... indeed, Hershey and Nestle are reporting increased sales."  Maybe we should all consider "chocolate bars" as a way to motivate potential buyers to our Saturday and Sunday "open houses." 

Now when we have our open houses for real estate agents, which occur over lunch during the weekdays and sometimes on a Friday evening in the off-season, we often serve a nice lunch, or some great sandwiches, or even some beer or wine provided by a sponsor ... but even that doesn't always get the agents to the door.  It's not a particualrly easy task getting the public or our own local real estate agents out to show property listings.

One technique that I have found helpful for all of my listing owners is to rotate my open houses, but take a large chart with all of my sale listings with me.  I also have the occasional agent in the office assist me if some of the open house people want to get into another sale property.  So each open house serves to promote the entire group of sale listings.  And if we are only doing one open house, I try to pick a property listing that gets a high number of drive-bys so all listings benefit from the exposure.
