I received a new buyer from my website a couple of days ago.  I saw she was searching for listings within my site and emailed her asking if I could help in any way.

She sends me an email that was very broad and just begged for further questions to be asked.  Her email was, "I am looking for sandy loam property very close to the ABIA. Acreage of 12 or more. Doesn't have to have a house on it, but would be nice if it is 4 bedrooms or more."

Austin TX Homes for SaleWith the above, I turned around and asked questions like, "What is "very close" to the ABIA mean to you?  Is this 2 blocks or 2 miles?"  I asked this because this is an AIRPORT!  Who wants to actually live a block away from an airport?

I also asked her what her intentions for the sandy loam would be so I knew to search for farms and ranches or for residential lots.

One of the main questions I asked was what price range she was looking in.  I mean, come on... 12 acres in the city limits?  You've gotta be kidding!  You're going to have to pay for that!  Why would I want to send her listings for several hundreds of thousands of dollars if her price range was something like $150k?

Also, would her price range change if there was or wasn't a house on the property, especially since she would like to have 4 bedrooms if there is a house.

There are many questions to have answers to before listings can be sent off to a prospective buyer.

Wanna know what kind of response I got for taking the time to ask these questions to get to know this buyer a little better and to learn more about what she's looking for so I could help her to the best of my ability???

"That's all right. I've found someone who really wants to help, and in so doing has send me many real estate postings to view."

Someone who "really" wants to help?  Did that person just send listings without asking what you wanted, and that made you happy?  Consumers are always griping about how they don't get the type of customer service they want and expect, and then this lady doesn't get any "good" service, just a bunch of broad ended listings, and she thinks it's great...  Did she really just get annoyed because I asked her questions?

I can't win for losing!!

Donna, thanks for the post...i think right about now, nearly all of us have a few stories like this...for instance, last week, I received a call from a woman who asked if she could have 10 minutes of my time...what could i say?  She went on and on and on...and never told me anything about what she wanted to buy....I couldn't even get a word in egdewise!!  I know my job is to listen...but she made no sense.

I'm amazed with some of these website leads.  It is like they blast every agent in the area with the same request and when we take the time to respond, they already have an agent.  I had one a few weeks ago who came across as so sincere and find out 4 other agents thought they were working with him exclusively.  That's the one question I know they hate being asked:  "Are you currently working with another agent"?   I had one tell me it was none of my business and slammed the phone down.  I celebrated not having to work with that one :0)  So do we stop asking our questions?  NOPE!

Well you tried, and that's just about as far as you can go. Maybe after dealing with the other agent, she will notice what you were doing was in her best interests's and come crawling back.

I get 5-10 leads a week on my website and I have learned quickly that most of them are just browsing and aren't serious.  Frustrating?  Yes!  Makes you want to scream?  Yes!!!!!!!!  LOL!!!!

How's this one:  I had a lead about a month ago that wanted more info on a property and said he was looking for an agent.  I sent it to him along with a paragraph asking if he needs help, etc etc.  No response.  I called him two days later.  No response.  I emailed him again.  Nothing.  I sent him a thank you card for signing up to my website.  No response.  I decided to look him up on facebook and send a friend request.  He accepted and the first thing I saw on his profile was:  "Bob" is SO EXCITED THAT IS OFFER GOT ACCEPTED!  Moving in next week!!!  I chuckled.  Well, after I cussed.  :)

Susan, I know most are contacting several agents, but I'm able to convert many by being the first responder. 65% of my business last year was internet leads.

Debi, It's a mystery!

Jared, The average internet buyer is 16 months out and seller is 23 months out, so most aren't just browsing, they're just not ready right now.

Dedra, It probably wasn't a scam, but I know what you mean as I've received plenty of scam ones.

Hi Donna, I have never had anyone do this exactly but I did have a lead recently, out of state, that asked about a property and when I asked her a few questions to make sure that I was helping her she wrote back saying well if you are not the one I need to be contacting about this property can you direct me to the right person.....WHAT!!! I'm like we need various info to help them and to do our job; otherwise we're probably wasting everyone's time. 

I had the pleasure meeting this lady three weeks ago. Can you believe just out of the blue she sent me an email after 12:00 AM on a Friday night wanting to know if I could show her some houses that Saturday?? I already had appointments with two other couples but I was able to squeeze her in that day too. It was cold and rainy and I waited and waited after she was 25 minutes late I called her and she said they were close. About 15 minutes later they finely showed up. No sorry we're late....nothing!

Why in the world would someone fly in from thousands of miles away to look at properties and not have the courtesy to call their agent before coming??

Since then she has emailed me twice and I have responded but she really doesn't respond to my emails! I guess it takes all kinds.

I for one would have been turned off by your questions, legitament or not. Some people just want information. Take a guess...send the information as best as you can and start the conversation from there. Once you have a rapport estabished the answers to questions are easier for this type of person.

Teresa, I'm not a "poptart realtor" but I've also had those calls where they're coming into town "tomorrow", but I've closed every one of them!!  It's just hard to rework a schedule.

Kathy, Thanks for your candor. But did you also think that in order to just send the information, that I needed some questions answered?  I didn't know if she was looking for residential or farm/ranch property. THose are very different and the financing for each is very different.  APples to oranges.

Thats interesting.  There is someone who apparently just wants you to KNOW what they want.  Who knows, maybe she will come back to you after the other person drives them crazy with houses they dislike.
