We know how important curb appeal is when you home is for sale, but where do you begin?  Here is a checklist for the exterior of your home and a few tips on some inexpensive things you can do to make your home for sale stand out from the competition on the listing photos and entice buyers to pull the car over and take a look.

The yard and surrounding environment should be well maintained and visually appealing (no trash cans!).  The home itself must be in good repair and appear freshly painted.  A new welcome mat, house number and mailbox will go a long way to creating that impression.  If the home lacks distinction or architectural interest you can add window boxes with charming flowers tumbling out or add additional landscaping, a new walkway, a fresh coat of red paint on the front door, perhaps that is all that’s needed to inspire a good first impression.  Conversely, if the house is hidden by overgrown landscaping or looks uncared for, that golden opportunity for love at first sight might be lost.  Whatever it requires, first impressions are crucial.


Checklist

• Give the front door and shutters a fresh coat of eye-catching paint
• Replace mailbox
• Replace house numbers
• New door hardware (Handle and knocker)
• Welcome them in with a new doormat
• Add seasonal planting on either side of steps creating a sense of entry
• Window boxes with colorful flowers cascading out are jewelry to your home
• Mulch, mulch, mulch! (Check Craigs List and tree services for free mulch)
• Rake and mow
• Trim bushes and hedges; specifically anything that is blocking the view of the house, windows or doorway
• Trash cans out of sight
• Hoses out of sight
• Recycle bin out of sight

In a previous post on curb appeal I wrote: "According to the 2008 Remodeling Cost Vs. Value Report released by National Association of Realtors, enhancing curb appeal is the one feature of your home that will give you the biggest return.  Last year, homeowners recouped more of their investment at the time of resale for exterior improvements than any other area of the home" but it is worth mentioning again. The shutters and door colors were almost tropical but I selected them specifically so that the house would stand out on the Internet listing. You make a good point about the angle of the photo. It looks much bigger and more attractive. Good photography is so important. I appreciate your comments! Thank you!

You are so right! There is house in my neighborhood for sale right now, a new build ,over 3 million dollars, no grass, no trees.....makes me crazy! LOL! You have to invest money to make money and clearly the ROI on landscaping is a safe bet! Thank you as always for your thoughtful comments.

What a lovely home, Allegra! No wonder it sold in one day...

Thanks for the reminders about curb appeal. Don't forget outdoor lighting! I'm amazed how often I encounter light fixtures at the entry that have peeling metal finish, cobwebs...or the dreaded yellow lightbulb! I can understand where folks living in the home no longer "see" these things, but potential homebuyers sure do!
