No Hanging Allowed

By
Home Stager with Stage with Divine Style - Home Staging

So I recently had a home owner who hired us to Stage her Semi Custom Single Level Home home but would not allow us to hang anything.

To compensate we brought in tall plants.

We also brought in tall furnishings.

We where able to hang curtains.

What would you do?

Linda, it worked out nicely....I don't think I could have known you weren't allowed to hang a thing.

Linda, there is a product made by 3 M that you can hang artwork with and not make any holes. It's wonderful and I've used it! I discovered it here on Active Rain posted by Virginia Tatseos, here is Virginia's post.

Hey Linda,

I've never had that request. I actually have in my agreement that some small holes may be left and that I won't fill them in. It's never been and issue. However I am thrilled to hear about the 3m hangers, so if the issue ever comes up I have a solution.

Edgar,

I do have the same clause in my contract but the homeowner would not initial that portion of the contract. The home was beautiful.

Thanks for your feedback.

Yes, I've had this happen before as well and we simply have to work around our clients wishes and make it the best we can, which you did and very nicely I might add - great job!

Debra,

Thanks for letting me know that it happened to you too.  We were afraid that we were the only ones.  We had never heard of not being able to hang anything.  As you said we work around our clients wishes.  We have always had it in our contract to use nails or hooks in the walls to hang artwork but this client would not initial that part.

We later felt it was a learning and growing experience...to see how creative we could be.  Thanks for the complement.

I gently suggest to people that when potential buyers first come through your front door, the 30 mile an hour rule is in effect. If they come through your home at 30 miles an hour and fall in love, when they come back the second time because they are ready to sign the papers, they won't care about those small nail holes because they are buying a product worth hundreds of thousands of dollars.

I know some people are really touchy about this. Maybe its a control issue, maybe its OCDC issues. It doesn't really make a lot of sense when, like I said, you're selling a product worth 5-6 figures and a few tiny nail holes provide art in the top quadrant of the home.

There are wall respector hooks that are great. They hold 50-75 pounds and only leave a tiny hole.

Here is a place to order them:

Janis,

I like your 30 mile per hour rule. I have used respector hooks and agree they work well. Thanks for the information.

I'm usually not able to hang drapes, and I have run across quite a few properties that had been painted and they didn't want the holes.  It does make it more difficult.  Your filled in nicely with greenery.

I would probably do just what you did.  But here's a tip that goes over well with those people who have "holes in the walls" phobias, I hang everything within reason using straight pins.  Hammer in at a very steep angle, leaving no more than 1/4 inch protruding.  Amazingly the pins will hold some pretty weighty stuff.  When in doubt use two.  When you remove the pins, no holes.

Cindy,  Thanks for the complement.  We were happy that it worked out without hanging pictures.  Since this was the first time someone said "NO" on our contract I am always asking for permission now.

Terry,  Great idea...I would have never thought of that.  I can see how that would work, thanks!!!

Linda, you did a fantastic job!  I love the idea of straight pins-- I will try that.  I have used Hercules hooks which hold a lot and leave a very tiny hole.

Linda,

great post.  And, I loved reading all of the comments/hints.  So far, I haven't run into that situation but I'm sure the day will come when I do.  Now at least I know there're solutions.

Mary Lou,  Thank you for your compliment.  I have not had a chance to try the straight pins yet but it diffidently sounds like a great idea and one I will try.

Michele,  Thank you for the kind words.  We actually showed our client the Hercules hook but it was diffidently something that wouldn't be considered.  In the long run I really believe it gave us much more confidence in our ability and creativity...because now we know we can do it again and make it look good and keep our client happy.

Kathy,  Yes, I too appreciate all the great tips and comments that were made.  It is so great when we can learn from what others have experienced.
