Got this article today from our Kansas City, MO Market Advisor.  I was surprised, never been to KC before but I'd never heard of it being a great place to relocate your family to.  I guess that's why we pay Market Advisors.

NorthPoint's play here is having the exclusive sales rights to the Genesis Trails duplex community in the Green Hills Master Plan Community, a Trada development.  This is near Zona Rosa Shopping Center.  click here to take a tour of this community. http://www.reinvestmenthomes.com/genesistrails/index.html  These duplexs will be cash flow positive close to $300 / month with a 20% down on a 5year I/O loan.

KC ranks 3rd for relocating families

Kansas City Business Journal - 4:06 PM CDT Thursday, May 17, 2007 Kansas City ranks No. 3 among large metropolitan areas in the 2007 Best Cities for Relocating Families, published by Worldwide ERC and Primacy Relocation.

Fort Worth-Arlington, Texas, ranks No. 1 among metro areas with populations of at least 1.25 million.  Wichita ranks second among midsized metros with a population of 575,000 to 1.25 million.  Knoxville, Tenn., topped that list.

Provo-Orem, Utah, came in No. 1 for relocating families in small metro areas, those with a population of 350,000 to 575,000. Springfield, Mo., ranks 11th on the list of small metro areas.

This is the third year for the study, on which the two organizations worked with Bert Sperling of Sperling's BestPlaces to rate cities based on short-term and long-term factors that determine the likelihood of a successful relocation. In relocating a family, traditional variables such as an area's cost of living, crime rates, education and climate are combined with more abstract factors such as a city's arts and culture scene, focus on diversity and number of physicians per capita, according to a release.

The 2007 study placed a special emphasis on the housing market.  "Without a doubt, the state of the housing market is having a huge impact on relocation decisions of both employers and the families who are being transferred," Michelle Vallejo, president of Primacy, The Americas, said in a statement. "The cities on this list represent some of the stronger real estate markets and places that are most conducive to a successful family relocation."

Las Vegas-based Worldwide ERC (Employee Relocation Council) is an association of professionals involved in work-force mobility and relocation.  Memphis-based Primacy Relocation provides relocation and assignment management services.

I live in Kansas City.  We have a saying here.

You bring them to Kansas City kicking and screaming.  And they leave Kansas City kicking and screaming.

It's a fantastic community to raise kids and build wealth because our cost of living is so darn low compared to what you are used to.  No, it's not very glamorous.  No, we don't have an ocean.  No, not even a major league baseball team.  Oh, wait, we have the Royals.  Sometimes looking at the box scores I get confused.  But we are a great city to invest in.  See my blog for details.

I grew up here and then moved to DC for 15 years.  I'm glad to be back.  When I get my extra big city hankerings I get on a plane and fly any direction for 2 hrs and I'm there.

Take care!

Great saying, I'll be sure to tell our Market Advisor that one.  Are you familiar with the Genesis Trails community in Green Hills?  What do you think of that development?
