I started working with the investor/flipper on this home back in December of 2008. Initially we were just talking about my company staging the home for sale once the renovations were complete. But I took on the role of design consultant very early and had the pleasure of seeing this great old Fort Worth brick ranch gradually transformed into a sleek and modern family home.

Walls came down, new space was carved out for a larger master bath and closet and the original kitchen was totally gutted. The space is now light and open thanks to the addition of a set of french doors off the breakfast area and sliders off the kitchen. The decision was made to keep part of the wall between the formal living area and new great room. I think it's nice to have options when entertaining or living and opening up the wall would have created one huge living space but limited options for family members to use the space independently.

Before the family bathroom was dated and cramped. After it is an open modern bath with subway tile and solid surface counters.

A new deck was also built off the back to maximize the living space and give the new owners the option of opening both french doors and sliders to entertain outside.

Outside the brick was painted in a neutral Sherwin Williams Perfect Greige. I did opt for neutral light colors throughout and I think it makes an easy palette for anyone to move into and later change if their tastes are more colorful!

The nice original wood floors were a bonus which just needed refinishing in a darker stain. Large 16 x 16 tiles were used throughout the great room and kitchen to offer easy care and seamless options for arranging furniture.

The flip project did run over time but is now complete and ready for a new owner. This great old family home in the desirable Ridglea neighborhood has been reinvented and renovated for the 21st century and is listed now!

Tessa, what a unique situation to be able to have a photo of the outside from the '50's! I'd love to see a new photo of the exterior. But you've done wonders on the inside; what a transformation! It's funny that the home was probably state of the art and so modern when it was first built; but times and expectations have changed. It really is nice now; good work!

Tessa I also love the original photo with the '57 photo in front of the home.  You need to share your new exterior shots with us.  Beautiful work with all of the rooms!  Smart investor to have brought you into his plans from early on.

Thanks Cathy - I do think this one will go quickly!

The biggest difference Wanda is how light and open the main rooms are now - take a few walls down and voila!

Peg - the investor purchased it from the original owner and they have watched the transformation and provided some of the old photos. Yes isn't it amazing how our tastes and expectations of what is "modern" have changed! I was waiting for a sunny day to take a new exterior but since we haven't had much of that lately decided to just take it yesterday so you can see then and now on the outside.

Thanks Ginger! This has been a real pleasure and I feel very fortunate to have had the opportunity to make the design choices on this renovation. The staging was just the icing on the cake for me.

Kathy - I do feel a great deal of pride when I look at the after photos. The new owners will be fortunate to live on a great street with all the charm of an old neighborhood but with a "new" home!

Tessa..great job! Excellent finishing choices. These are my favorite kind of projects.

When ever I see brazillon cherry floors I use SW Perfect greige..they're beautiful together. Never thought of it for an exterior.. I'll have to remember that.

The investor owner had some doubt about the Perfect Greige for the exterior Margaret but I think it works well in this neighborhood.

Cindy - the house is now under contract so I would say the results were positive!
