I like any other agent have had some homes linger on the market to suddenly sell right before their expiration of the Listing Agreement. I have also had homes sell very quickly. The properties that sell quickly have several common threads among them... You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....

A house for sale is different than a home to live in. When we live in a home we like to be surrounded by our personal items, family photographs, treasured family heirlooms, all the stuff we Americans like to collect. When a buyer goes to purchase a home, what don't they like to see? Your stuff. Yes, some buyers like to see how you have it decorated, but when buyers are looking at that, they are not focusing on where to put their tv and couch, how to arrange their bedroom suite, or how the dining room table will fit in the dining room. If possible, pack up as many personal items as possible and store them in the attic, a storage unit, a friend's house or the garage. I know you don't like living this way. Right now you are trying to get rid of your home. When you decide to sell, your home becomes a house, a property for sale. A property that is competing with all the other properties out there. Now is the time to detach yourself from the house and property, and change your mindset. You are now living in someone else's home. You hope anyway. How do they want to see the home?
