Three Bedroom Home in Toledo Tax District and within the Sylyania School District sold in 11 Days.  Sellers who understand the market and want to move on with their lives will be able to take advantage of the large amount of first time home buyers.  Sellers that want to just test the market should wait.  How long should they wait?  Here is the time when I take out my crystal ball.  If you have owned your house for 8+ years you should make a little money.  If you have owned your house for 5-8 years you will probably break even.  Those of you who have owned your house less than 5 years you will probably loose money.  If a seller can not understand that even if they sell at a lost they will probably make up the difference when they buy their new home they should wait.
