Hi Michael, in regards to your question about how much time this took. It was a typical 8 hour staging day for me.  This was an older home built in 1978 with low ceilings, the house needed paint, the carpet had to be refurbished and I selected new fixtures which the homeowner paid for. Total staging cost was only $2,500.00 which included the two month furniture rental!

Hi Vicki, when I did the initial consultaiton on this home, the carpet was in HORRIBLE condition, as noticeable in the before pictures. Pet urine (a large dog!) saturated the carpet. The homeowner paid $750 to have the carpet "refurbished." According to the carpet cleaning company I used, the process involved using heavy equipment to extract dirt from the pad (as opposed to just surface cleaning) a special type of brush to "lift" the carpet fibers and a fogging treatment. I have to say, I was shocked at the results, the carpet looked and smelled brand new. For me, this re-confirmed the importance of clean carpet for homes that are being put on the market!

Hi Stacy, I personally prefer staging vacant homes. You have free reign to do whatever you want (within the budget). The biggest expense to the client is the furniture rental, but again, I always emphasize what a high rate of return investing in home decor will give the homeowver (almost 80%!). I just picked up a DREAM gig with a major local builder. They are willing to pay 1%-2% of the sale price to have me STAGE their model homes. I just received a check for $10,000 to shop for furniture and home decor! LIVING THE DREAM!!

Hi Dane, the builder found me-ONLINE. One of their site Managers, who is also a Real Estate agent, contacted me and wanted me to initially Stage one of their spec homes. That one spec home has now turned into multiples. Thanks for the feedback!
