Step One - Research
Start the discovery process, get an idea of the home buying process. Do your due diligence; this is a major decision in your life. Speak with a mortgage professional right away. They will give you an idea of what your mortgage payment will be and how much you home can afford.

Step Two - Prequalify
Search for the right lender. (hint, hint....The Mortgage Diva ;) Once you've found your lender set up an appointment. They can help you figure out what kind of house you can afford. This is a great time to see what type of loan would work best for you.

Step Three - Complete Mortgage Application
Mortgage Applications are available online or your mortgage professional can supply you with one. You will provide information on your personal financial situation and also sign a release allowing the lender to run a credit check.

Step Four - Pre-Approved
Your information will be confirmed The Credit report will be checked and subject to appraisal, the loan is approved. Being pre-approved will speed things up for when you find your home.

Step Five - Get with a Realtor

Your Realtor can help you determine your buying power -- that is, your financial reserves plus your borrowing capacity. If you give a Realtor some basic information about your available savings, income and current debt, he or she can refer you to lenders best qualified to help you.

Your Realtor has many resources to assist you in your home search. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your agent to find all available properties.
