In April of 2009 there were 15 homes that closed within the month for Hopkinton Massachusetts. This is an increase of 4 units as there were 11 homes that closed in April of 2008.

The Average list price for the homes that closed in Hopkinton for April of 2008 was $561,191

The Average list price for the homes that closed in Hopkinton for April of 2009 was $431,685

The Average sale price for the homes that closed in Hopkinton for April of 2008 was $536,105

The Average sale price for the homes that closed in Hopkinton for April of 2009 was $421,033

The Average Market time for the homes that closed in Hopkinton in April of 2008 was 145 days.

The Average Market time for the homes that closed in Hopkinton April of 2009 was 135 days.

 

15 homes went under agreement in Hopkinton Massachusetts in the month of April. The average list price of the homes that went under agreement was $563,207. The average time on the market for these Hopkinton homes were 112 days.

 

                           January - December 2008 Market Statistics for Hopkinton MA

 

In Hopkinton MA for the period of January to December of 2007 there were 186 properties sold.

In Hopkinton MA for the period of January to December 2008 there were 130 properties sold.

In Hopkinton MA for the period of January to December in 2007 the average list price was $637,771 the average sale price was $616,089 and the average market time was 144 days.

In Hopkinton MA for the period of January to December in 2008 the average list price was $617,715 the average sale price was $594,511 and the average time on the market was 131 days.

In comparing year over year longer term data for Hopkinton Massachusetts, it appears that there is still a downward trend in the average sale price for homes. The average days on the market has remained fairly stable for the same period in Hopkinton Massachusetts. The amount of sales is down quite a bit year over year.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales. There are some signs that the market is starting to stabilize in Hopkinton and the surrounding area.

I am trying to get a handle on the over all decline in your market, Hopkinton. It seems to almost 1/3 off the top? That is more than our market in Bergen County although much less than the speculative markets. I guess the light at the end of the tunnel is that volume is picking up some. Maybe it will continue.

Teri - Thanks for the compliments on my Hopkinton Real Estate report.

Richard - Here in Hopkinton Mass the peak in the Real Estate market was the Spring of 2005. Since then the market has dropped around 25%. There are some signs that the market has started to stabilize. So far the Spring has been very busy!

Hi Bill, Great report. I did notice  that you did not include a sold year to date statistic. That mode for a new trend? Or did I miss that. Looks to be a modest 5% price decline on average, right? I think that is about where we are on average in San Diego. It is looking like we might be coming to the end of the free fall here in the parts of San Diego that have been the hardest hit. We have some areas actually reporting an increase in home values. Of course that is music to our ears.
