Here they are in a nutshell.

1.  Use "book by owner" websites like www.vrbo.com and www.homeaway.com.  They are cheap and easy to use.

2.  Use a flat fee management company (hard to find, but they are out there.)

3.  Put a calendar and the rates on your websites.

4.  Use the guestbook that is available free at www.rentors.org.

5.  Have weekly rates.  Booking weekends only will block your guests who want to stay longer and will be paying more.

6.  Encourage people to pay by check.  Credit cards cost money to take and if you get checks early you don't have to worry about them bouncing.

7.  Make sure you have good looking photos and descriptive copy on your website.  Mention your points of difference between you and the competition.

Good post I have booked many rentals on www.vrbo.com and felt always got a better deal. Going to check the other have not been there yet.
