College towns and nearby real estate tend to be pretty much a sought after product in good times and not so good times.

I have some thoughts to share. I wonder about the sq ft discrepancy from the tax record. May want to explain that more clearly. 461 sq ft is a big space, like two plus garages. See 4169784 for a for sale comp of same model. Without seeing them I can't say more.
