The number of homes available for sale in Baldwin Park has been dropping in chunks of ten. Just a couple of months ago there were 145 properties for sale, but today there are only 106. I live here, so I try to keep an eye on what is going on pretty closely. It seems like every time I check though there are 10 fewer homes available and 10 more pending. The pendings have climbed to 55 with 45 closed sales year to date. Last month I was intererviewed for an article in the Orlando Sentinel about the market in Baldwin Park. I basically stated that we were not immune to what is going on in the Orlando real estate market, because our median price had dropped by over 30% since last year which is pretty consistent with the market overall. While I am also seeing inventory decline throughout Orlando, it is nothing like this. If the current pace continues, Orlando should be in an equilibrium market (six month supply of home for sale) by year's end. Baldwin Park may already be there if the 55 pendings get closed before the end of June. I don't know if that will happen, but we certainly appear to be closer than Orlando as a whole.
