If you're a REALTOR®, Broker, or an Agent and member of ActiveRain, this is a MUST READ!  Last month, over 100,000 consumers searched ActiveRain for Real Estate in specific cities using the "Search For Homes" feature.  I was just in a meeting with Bob Stewart and Doug Ching going over the stats and analytics reports.  Folks, this is no joke, consumers flock to AR and used this tool in their quest for finding homes.  

So why is this so important and why should you care?  We've discovered that most of our Agent and REALTOR® members DO NOT have "Hit Router" Campaigns setup.  That means these searches are NOT going to your IDX lead generating sites.  WOW, look at these numbers and stats.  I'm sharing this with you because while you are out there searching for tools to better your SEO and Blog, consumers are searching our network interested in homes in your area, and in most cases, we have very few members with campaigns setup in these areas.


And the list goes on and on and on... in fact, there are 600+ cities that had more than 100 searches.

If you're a REALTOR® member here, please don't miss out on this crucial opportunity to take advantage of the Hit Router Campaigns that each of you have access to.  If 487 people searched San Diego last month for "Homes For Sale" and not a single member has a campaign setup there, this means those possible leads are lost to another company that may in fact be selling them off.

The key to making this work for you is:
#1 - Setting Up Your City Search Campaigns, and
#2 - Making sure you have a good lead capture IDX site where this traffic will land.

After researching some pay per clicks sites out there, Brokers and Agents are paying upwards of $3.00 per click to capture these leads from other sources like Google.  AR campaigns start at .49 cents per click.  I can't emphasize enough the value and gold mine you're sitting on here.  Please take a few moments to look into this, the urgency here is that if our members aren't interested and don't take advantage of these "campaigns" fairly soon, they will end up being sold to the larger companies who are already willing, able and want to capitalize on these Clicks.

ActiveRain members need to be aware of this while you have the opportunity to jump on it. Hi Brad: To be honest I tried it but did not see the benefit only the monthly charges. I guess I was also suspicious that other agents were clicking on my site to build listing router credit. Or I just could of had a lot of lookers. It somehow we could only pay for those clicks that lead to a warm body I might consider it again. I am reaping benefits from AR I'm just not sure if the hit router is the way for me to go. I would be interested in hearing from agents who have reaped the rewards or not.

I currently have 13 escrows and made my buyer's agents start charging a transaction fee (to pay my expenses.)  I am going to seriously look into this.  I did receive 22 leads from one blog post on April 27 (that I posted the week before.)  THAT is my highest one day active rain lead generation EVER!  That doesn't count all the other leads that trickled in from that one post in days prior (I am counting approximately 10.)

I think this could benefit my team but please keep posting on results.  You know I am a stat gal!  If the numbers make sense I will definitely have a higher budget for active rain ;)

Thank you for your emphatic post!  It appears that many of us have not investigated List/Hit Router.  I don't know the difference, so I will check out the webinar.  A while back I tried to figure it out, but saw the cost and didn't want to be charged for something I didn't understand.  It looks like ignorance is lost opportunity.

Great info. I do not go for PPC campaigns in general, they can drain your wallet fast.  I was talking w/Zillow last week and they were asking for $4/click on one of it's PPC programs... 125 clicks, and you've already spent $500. OUCH.

Brad-  I noticed that only 11 states were represented in the top 29 search count, above.  PA was the only state listed, from the northeast.  I'd be curious to know how many searches are done for CT.   

Over 5 months, I've had 86 hits on my hit router.  That averages to 17 hits/month.  I assume, that puts Westport, CT pretty low on the totem pole.  Is the lower search result consistent for the northeast?

I'm in a very rural section of NJ (bet most didn't even know there still was such a thing). While my area may never show up on the top search count, I only pay a modest fee when one of my towns is searched.

One BIG PLUS of the AR Hit Router is that you can cap your monthly spending, so you don't get a surprisingly huge bill even if you have Los Angeles.

Cindy - you don't need to be a techy to set this up or do this, but you do need a good IDX lead capture site to maximize the potential of this feature. I included a link to "hit router" in this post.  I also included a link to the webinar post that shows you how to set this all up.

Heather - I understand that. It's sad that there are a few companies out there that have given folks a bad taste about this stuff.  I would never write a post about something like this if I didn't truly and honestly feel it was of great value and possibly being overlooked and under utilized.  I get what you're saying though, once you have a bad experience at the dentist, you never want to go to another dentist ever again.

Maggie - credits are established when someone searches another area from your profile or Blog and gets routed to another member.  You'll see those credits grow in time.

Susan - that IDX is the key!  You should talk to Bob Stewart, we have some great options you might want to check out first.

Missy - If members understood this as you do, this post would't exist.  There was no way I could include all 600+ cities on here but you know your city campaigns are being searched based on the results you are getting from the leads coming from your IDX. That is an awesome testimony that this really does work if people set it up right, then track the results as you have.  I can't thank you enough for clarifying that.  You obviously get how this all works and I'm glad it's working for you. 

I want EVERY REALTOR member here to experience the same success and results you are.  :-)

OK - I spent the better part of today compiling this report that includes over 3600 City Searches and I've uploaded it to Box.net in a .pdf format.  It reflects every City that has a minimum of 10 searches or more.  The AR City Home Search "Full Report"

If you do not see your City searched on this list, that does not mean it hasn't been searched prior to the month of this report, or that it won't be searched this month or in the months ahead.  I can only assume and anticipate that these searches will grow in volume over time as they have in the past. 

Remember, that there is a big difference between setting up "Hit Router" for your FREE Markets, and setting up "Hit Router" Campaigns for these City Home Searches.  When you use the "My Market" searches, they only land on your IDX if they are on your Blog, profile, or post.  If you use the CPC Campaigns and someone types in your City search, they'll land on your IDX no matter which of the 1,000,000+ post pages they search from here on AR.  As I said, we are here to help you if you need.

Question: Does this system work in Canada?  If I enter Brampton, ON in the search box, it goes to "Reply.com".  If this is the site the public would put in there info... this site does not allow for a "Postal Code" as we have 6 digits.  Can "Reply" adjust their search areas as we have thousands of Members in Canada.

Teresa -  It's simple.  People are landing on AR pages, profiles and Blog posts and when they see the "Search For Homes" box in the upper right corner, they type in a city and state to look for homes available in that area.  Not sure how they get there, why, or through what source, just know that when they do, they're using this tool. 

I'm just trying to get members to see that if their Hit Router City Campaigns were setup properly with a Good IDX site, there might be a much greater potential here to be capturing leads each month.

It sounds very appealing considering who few members are taking advantage of the service but as some of the other members have commented I've participated in these types of campaigns before and have never found them to be that effective.

Cindy & Others - not sure how to set yours up?  There's a link in the post, read it, then watch the webinar video.  You'll be good to go.

Hit Router Credits?  - These are accumulated from folks searching while on your pages other cities in other areas.

William - you have the FREE markets setup, but you do not have any CPC campaigns setup.  Unless someone types in San Diego while on your page, profile or blog post, they won't end up on your IDX site.  If they type in San Diego while on YOUR page, profile, or blog post, then they will land on your IDX site. Tip: There are over 1,000,000 other pages on AR that consumers are searching from.  Only the Hit Router campaigns will get them to your site if they search your cities, not the "My Market" campaigns.

Lora - Hit Router and Listing router are one in the same.  For any member to access their own Hit Router setup, just click here.

Kristin - I'll see what's up with San Antonio and get that corrected asap.  Thanks again for your help. :-)

William - the best way to tell is to see Missy's comment #6.  Your IDX site is crucial in this process. 

Mara - there is a suspend link next to ALL campaigns, but based on these stats, I wouldn't.  Make sure your IDX is doing a good job of capturing those leads and hits, that's a major component of this working or not working...period.  Wish you would come knock on my door sometime! lol~  Happy Mothers Day!  :-)

Eva - one or two checks to confirm it's working is fine.  Just test your own campaigns and not other members.

THIS IS VERY IMPORTANT!
Some of you are misunderstanding the "TWO" areas of Hit Router and how it works!

Start a New Campaign is the one that is going to drive these city searches and traffic (from ANY AR page) to your IDX sites:

My Markets will only drive visitors to your IDX site if they search from your Profile, Blog, or Blog Post.

Hi Brad ~ I just watched the webinar video on generation leads from "Hit Router." Thank you for posting it.

I am happy to report, thanks to Bob Stewart who walked me through the process when I set up my Outside Blog, that my free "markets" were set up correctly. I send everyone to my Vision site. Each City was set up correctly, they did not go to my home page, they actually went to the City they were requesting.

 I was so happy when I tested them that they were doing what you were talking about in the webinar, they went to the city and not just a home page.

 I also just finished settingup  my new campaigns for Hit Router. I sent them to my vision site as well and am looking forward to many leads from this. Thanks again for the webinar, you AR guys really are the coolest!!

Interesting post.  I'm wondering how many new campaigns got set up as a result of this?  What happens when it does get more competitive?  Can I lock in lower rates now?  The two cities I looked at from your chart had one campain each.  One had around 200 searches the other one had about 100 searches.

I'll tell you where I'm at and how you can sell me.  I'm working on the IDX search solution from my site.  I think that's the whole key.  I've ton a ton of research on IDX solutions and I still don't have the answer.

And for quite some time, I've gotten better SEO from my also free WordPress blog. If I'm misunderstanding this, and it's not something I'm expected to pay for, then I apologize. Lisa - any leads that come to your Blog profile or Blog post DO go to you.  The CPC campaigns are only if you want leads coming to you from searches done in your cities on other Blogs profiles or blog posts.  I'm glad to hear your wordpress blog is doing well for you, I know some members have those too, but many do not.  I'm not sure wordpress blogs get the same type of traffic and property searches that AR does, but I could be wrong.  100,000 home searches is quite a few if you ask me.  (apology accepted) :-)

This was a great email I just received this morning.

THEIR QUESTION:

Hi Brad- I am (finally) setting up the hit router on AR. With the links for the market, would you recommend setting them up to that particular "community " page on my website, or to the home page or the mls search page?  Thank you for all the work you do!

MY ANSWER:

When consumers search a city for listings, the next page they should see should be the homes for sale in that city. Period.  If you want to capture those leads, I recommend an excellent IDX, otherwise they just do their search and leave with no trace or followup for you.  A good IDX is always the answer and key to making Hit Router a success for them and for you.  :-)

Congratulations Brad on having 100,000 real estate searches on your network.

Last month, we had 450,000+ searches on our customers networks, and we have less than 1% of the clients you have. Portals can be great, but the generic Internt is where most searcxhes happen and where most buyers look for homes.
