Are you starving for listings? Are you running around spending money on gas you don’t have? Listings that are in great condition and priced right sell and can sell fast! You already own the lockboxes, the sign doesn’t cost that much and if you priced it right and have buyers calling, you can sell it quickly and put money in your pocket.

But, how do you find these listings? When the key is to find motivated sellers that no one else is calling. DUH! But, George how to do you find a motivated seller that no one else is talking to?

Shhh… Listen very carefully, here comes my secret… I called on the expired that expired 90 days ago and haven’t relisted. Why haven’t they relisted? Most of the time is they were upset with their Realtor and then didn’t want to deal with all the pushy agents calling at 7am the morning after it expired, two weeks later they were ready to start interviewing agents and the calls had stopped, no one to interview.

They just put it on the back burner, still wanting to sell, just not ready to deal with the calling around thing again. That is when you step in, call them to see how things are going, to see why they didn’t relist 90 days ago and then they ask you to come over and you get the home priced right, they get it ready to show and you have a saleable listing.

Arlene, This is a wonderful post and I am glad that AR has featured this.  I do check the expireds but it never occurred to me to go back 90 days.

i like it because i just did not like being that  first agent to call the next morning....I assume you just run a report for expireds for 90 days ago...but my biggest  problem is finding contact information to contact the seller

Hi Everyone,

Thanks for all of your comments.  Hope the post has motivated you to start working Expireds.  After all, you know they wanted to sell and they wanted to use an agent.  And that's half the battle when looking for motivated sellers you can list.

Some of you said that in today's markets Expireds = Foreclosures.  That may be true in some cases, but not all.  It's YOUR JOB to find the Expireds you can list AND sell. Besides, if you approach it with a negative attitude, you'll get negative results.  If you believe you will find good listings, you will.

Regarding the "Do Not Call" list ... if you're uncomfortable calling, then use the mail.  I haven't heard about a "Do Not Mail" list.  If this is bothering you, maybe you're just trying to find an excuse for not contacting Expireds - so you don't have to call them.  Figure out another way to contact them.  Maybe in person?

In order to succeed, you have to do things no one else is doing!  So, it doesn't make sense to call or mail Expireds when everyone else is.  Start thinking outside of the box and make yourself STAND OUT from the crowd!!!

If your MLS doesn't list sellers' phone numbers you have to find other options to contact them.  Start thinking outside the box and stop doing what everyone else does.  Why not visit them in person?  Or start sending them mail.  Be creative.

Visiting in person is possibly the best way to get in touch with an expired seller. Sometimes they are receptive, others they are not, but at least it is something different.

Hi George & Arlene--Good suggestion.  New agents are often encouraged to go after Expired, but quickly become discouraged by the negativity they encounter.  Yours is a slightly different approach and worth a try.  Thanks.  I will include in my next training class. Mary

question  the listings that expired and re-listed the next day with a different agent because he called them at 7 am...they are gone,  so the ones left over that you call after 2 weeks...are these listings you reallly would not want or are just as good and the quick relist?

Sellers are usually ticked off at their agent because the house didn't sell.   When they get calls at 7 AM from other agents who want to list their home, most of them are pretty negative.  George and I found that "must sell" homeowners would select a new agent BEFORE the listing expired - this happened to us many times.  We had the paperwork ready for them to sign and enter in the ccomputer the day after the listing expired. 

Those that don't relist right away are still viable prospects - often they just need to take a break AND they need the right agent to explain WHY the house didn't sell.  The more you educate them, the more loyal seller you'll have.  If they suspect you just want the listing to throw in the MLS, they will wait until they find the agent they feel can do the job.

Great advice-- this seems like it would be more effective and would set me apart from the crowd that gathers when the listing first expires.

Hi,

I just found your helpful post when I started searching on how to get listings.  Always been told to work the expired listing, however, you are most definitely thinking outside the box by waiting for the 90 days expires. Will have to give it a try. Thanks for the suggestion.
