I think a lot of mortgage lenders see debt settlement as outside their focus, or don't understand it.

In truth, it's very similar and can also lead to more mortgages.

You're already an expert in DTI and debt.

Furthermore, most debt-settlement originators rely on outside servicers to handle the actual negotiation and trust funds management... just like you writing a mortgage then selling it off as a broker, or doing a table-fund, warehouse line, etc. - few originators deal with servicing.

You originate a debt settlement file pretty much how you do a mortgage: take the app, gather some paperwork, hand it off to a servicer, and get paid.

That's it.

You get paid over the term of the program, but most some somewhat front-loaded... debt settlement can be a nice residual income, and fits hand-in-glove with Loan Modification, and even forward mortgages: you're used to dealing with issues of DTI.

I just wanted to pass along the analogy that Debt Settlement isn't that different, and can truly help people get out of debt. Think DS is a scam? Look into it, don't just dismiss it...that's like saying subprime mortgages were a scam. Many were, and they had their abuses by shady operators. But they were also a legitamately needed product that some consumers found value for. The bottom line - I know the industry fairly well, and know dozens of individuals that it got off the debt treadmill.
