Charlottesville VA Real Estate Market Report Condos - April 2009

This Charlottesville VA real estate market report will focus on the sale os condo during April 2009.

e will examine the sale of condos in Charlottesville Virginia and Albemarle County during April 2009 and see how they compare with the sales from March 2009.  To get an even greater perspective on the local real estate market trends we will also look at the year to date sales for 2009 and compare them with the sales from the same period during 2008.

During April 2009, 3 Charlottesville VA condos sold.  The average sale price was $169,233.  The homes were on the market for an average of 105 days and sold for an average of 100.32% of the list price..

In March 2009, 4 condos sold in the Charlottesville area real estate market.  The average sale price was $124,238 and the average DOM was 132.  The homes sold for an average of 95.21%.

If you examine the March and April graphs, the most encouraging fact is the rise in condos with contingent and pending contracts during April.  This shows the most recent activity and shows that contracts are picking up.  Hopefully this is the start of a continuing improvement in the local condo market.

Looking at the year to date figures (1/1/2009-5/1/2009) 16 Charlottesville condos have sold so far this year, compared to 54 during the same time frame in 2008.  This represents a decline of -70.4%.

As of today, May 9,2009 there are 230 Charlottesville codos for sale actively listed in the mls.  The average list price is $256,347 and they have been on the market for an average of 166 days so far.

These figures are from the mls and while they are deemed correct are not guaranteed.
