Las Vegas Real Estate Agents: Why Are You Paying Franchise Fees?

I know this is going to cause some controversy, especially with the agents that hang their license at real estate companies that charge franchise fees but I am okay with that :)

I started my real estate career in 2001 when I hung my Las Vegas real estate license with a company that charged a franchise fee, amongst other fees. I chalked it up as I was new and didn’t know anything different. But now with over 8 years in the Las Vegas Real Estate business, I would like to say I know better. With buyers and sellers using the Internet more, which is leveling the playing field, I wonder why real estate agents in Las Vegas would hang their license at a Real Estate Brokerage that charges a franchise fee?

A good question- I will await answers from your colleagues. Sounds like the market in your area is picking up!

Hi Tony: There are 2 sides to every coin - I will have to check back and see if someone can mount a defense for those fees.

Franchise fees have always been a concern for me. If there is a calculable rate of return that is provable, then that is fine. I have no clue how to calculate it, but am glad I don't have a franchise fee....but maybe someone can justify it on your post.

I feel the same way.,I don't want to pay franchise fees or anything else....I don't mind paying a transaction fee.....I am working on my brokers license..and going to do my own thing.. :)

Konnie, good for you! I just got my brokers license in April.

We have a few franchise offices in Jackson Hole, and the proposition is that the franchises will drive traffic to the local office. Tourist comes to town, decides to stay, and seeks out Coldwell Banker, or Windemere, etc., because they are familiar with the brand name. I'm sure that's true to a point, but it hasn't been compelling enough to me to want to join a franchise.

Tim, I agree. I was mostly referring to Century 21 as they charge a 6% franchise fee in my area and I just can't see why a Las Vegas Real Estate Agent would pay that fee per transaction just to be associated with the C 21 Name. That's why I wrote this as I was interested in why Agents choose to hang their license with them.

Tony--I agree. That's why I bought a franchise with a FLAT monthly fee. I pay per agent, thus only hire productive workaholics like me! You can sell a million dollars a month, and still pay one low monthly fee. No percentage at all.
