If you do a lot of work via the Internet, you know something like this was coming! 

As reported by Mary Umberger in today's Chicago Tribune Real Estate section, one new product, designed in partnership with iLeads.com and Real Estate Data Firm First American CoreLogic, provides a quick way of screening a potential Real Estate Client - buyer, seller, or renter - examining only the prospective client or customer's name and address.

In about five seconds, often less, their new RealTAG product provides a complete property and "financial capabilities" report.  Using only public records data, the program calculates whether you currently own a home, or multiple properties.  It determines how much equity you likely have in real estate, provides a likely income range, and a quality "score" that predicts how likely a buyer client is to buy, or how successful a seller will be at selling his home.

iLeads.com principal Drew Warmington, of CA, developed this software after sensing frustration with Real Estate Brokers, Agents, and Builders who turned out to be not qualified for properties they were inquiring on.

Without even a Social Security Number, the RealTAG product scans public property records via the Internet.  The search reveals a prospect's home ownership status, how long ago the home was bought and at what price, how much mortgage debt was taken on, and whether a foreclosure is pending.

The software also provides details on the home's size, and a projection of its current market value.  It also maps out other distressed properties in the same neighborhood.

Finally, using its own proprietary statistical model, it provides an estimate of the prospect's household income.

The ramifications for Real Estate Brokers, Agents, Property Managers, and Builders are obvious.  The screening methodology, if it holds, could save the practitioner from working with an unqualified or unmotivated buyer, seller, or potential tenant.

For the rest of the world - employers, investigators, or even homeowners checking the solvency of potential contractors - the possible uses are extensive.

The cost to Real Estate Agents or Brokers after a Free 15-day Trial Period - $35 per month per agent, plus a one-time $50 set-up fee.

I really don't think I would subscribe to this service. I rely on lender pre-approvals for buyers and public records information for sellers.

Thanks for the tip!  This is great - after my last go round with a client, something like this would have saved a lot of frustration.  I can personally relate to how valuable a tool this is.
