This was one of my strongest sales weeks in quite awhile, since I managed to get three new contracts in place with three separate buyer clients.

I remember when I was starting out in real estate back in 1997, and one of the owners of the company I worked for mentioned that he had spoken with a top producer who said:

"Keep working at this business.  Over time, the clients will begin to fall in your lap from various places - friends, past clients, your current marketing.  It all pays off at some point."

These were (and remain) wise words.

Obviously, I have had my share of slumps to deal with in real estate.  Amazingly, it seems like we pretty much always have one during a Presidential election year.  However, this industry has been very good to me, and I feel blessed to still be standing after what has arguably been one of the toughest periods for home sales in a LONG time.

So what happened this week for me?  Where did these buyers come from, anyway?

FAMILY - Whenever I have helped family members in the past, I always look at these as freebies, because I am never concerned about loyalty issues.  I helped my wife's sister and her husband purchase a new home which is about two minutes away from our house (bonus!). 

PAST CLIENT - To me, this means that I did my job correctly the first time around.  I love working with past clients, because we both know what to expect already.  This is the ultimate compliment, and I don't mean that in a salesy way.

ACTIVERAIN - I was contacting a couple of months ago by a super-nice guy who had been reading my blog for quite some time.  In fact, he had already settled on Pflugerville based on the stuff he read in my posts and on the fact that I have lived here for 14 years myself.  Yesterday, he and his wife contracted to purchase a new home in the same neighborhood as my sister-in-law (see above). 

We get a LOT of our sales from our website and (now) from my blog.  I have often said that just about any form of marketing will work if you are consistent with it.  If you think about this carefully, that means that NO marketing idea is necessarily a bad one, as long as you are prepared to stick it out until it starts producing results. 

What's the flip side?

If you are embarking on any new type of marketing, regardless of its medium (internet, mail, print, etc.), don't quit too soon!  You might be on the brink of success when you throw that idea away.  This almost happened to me with our Austin real estate website (www.austintexashomes.com).  Right when things started to seem futile with my SEO efforts, I was blessed with incredible placement on Google which has resulted in tens of millions of dollars in sales since that day.

The same thing goes for blogging.  I have seen some of my friends give up on this tool far too early, leaving probable money and certain effort on the table.  These are two of my favorites from my library of over 800 posts since I started writing:

Jason, I agree about the long term strategy.  And to make sure it happens I've added it as a scheduled item in each work week. I want to make sure I make time for it, without allowing it to take away from other efforts.  If I want to keep on writing, I guess I can cut out some TV time, right?

Nice post. I picked up 6 buyers in one day about 2 weeks ago. Of the 6, 4 turned into contracts. I really wish every day was like that! Heck, I wish I would have two weeks a month like that!

I learned in 1989 when I got into real estate that their is always a market. While many Realtors were starving in a regional Oklahoma and Texas down market because of the energy bust, I was selling HUD and VA repos by the dozen. Then the 1990's hit and the internet started changing things, and now Google has been setting the gameplan with cataloging blogging in a matter of hours. I was at Inman News Real Estate Connect in New York last year, and during a blogging panel, a Realtor stated that his blog was up on Google within 35 minutes. One of these days the rules will change again, and they always do, and I am sure that the writers here will move on to the next big thing. Until then....

Jason - This is a great post. You are right that blogging isn't something to only give it a month or two. I know a few agents in my office with that mentality. It's a shame...I know other agents that blog and we have a friendly competition each day (at least in my mind) for points, content, and we have lively discussions about what's going on in the market. I think blogging puts us all on top of our game.

when I first started in this business, I commented... to my managing broker, about one of our top producers here in the office.  I said "business seems to just fall out of the sky into her lap... "... "it seems that business finds her".

My broker said "don't begrudge her the business... she's put a great deal of work and effort into building her business to the point where business DOES now find her... but it's not by accident, and it's no just 'out of the sky'... it's through great effort and time."

She was right.

Jason _ We all feel a sense of accomplishment when we can count the amount of friends and family we help by a home vs the amount of transactions that we do in regards to selling a house.  The multiple marketing startegies always pay off when we least expect them too and that is what keeps us moving forward.

This year I was looking for a solution for my flagging business - the solution was change companies and add a new niche or two. I'm still not getting enough business directly from the internet, but I get ALL my business secured due to what I have available on the internet.

Nice postS.  It takes time to master anything.  I went into this for a 1 year trial coming up in July and kept to that tiny goal until you sent me a reply that things took off at 300,000.  Well, CRAP....now I will have to go at least until year's end to pull off that puppy.  I am still not good at this, but that is alot better than being terrible as I was not long ago.  Darn you!

Gratz on the gold star. And you couldn't be more right about agents quitting too soon, on new marketing strategies. There also seems to to be a mentality that one thing will be the marketing strategy that works. That's simply not the case. It's the combination of many types of marketing, that will bring success. Those marketing strategies are all linked together.

And I just got a listing from a past client last week =)  I've also gotten a lot of listings from my blogs. I do tend to get more listings than buyers, but that's what I want! And thank God for having a big family! LOL

I'm just now beginning to experience this...yesterday I received a phone call from a man who wants to see a home on Friday. I asked how he found me and he said "google"--the things I'm doing on the Internet are beginning to work and I'm excited! And hopefully, this will lead to a successful sale!

I had a massive week this week, with four accepted buyer and seller offers in 10 days. I had to remind myself that I had been talking to some of these folks for over a year, and that it was the long-term customer service and persistence that earned that money, not a lucky week. Great post.
