Here we are - further to Jackson's  blog, here are a few more examples of working on a tiny budget - of $500 to be exact. No huge changes, but the feel of each room is that there finally is a theme..Check this and see if you agree. Sometimes the challenge in staging is what you can do with the little you are given.

Wasn't it Teresa Meyer that said $500 seems to be the magic number? Hmmm, interesting....

(I know - my picture taking skills could use some work. And a new camera!)

I'm actually going back to stage another room in the house. The agent says "You made alot of money" Is he kidding? The sourcing, the packing of the car, the unpacking, the moving of furniture, placing artwork, accessories. The realization, that more accessories are needed. Going back to add and add even more "just for the day" for the virtual tour photos. Then once it's sold, come back and de-stage?!!

Oh ya - I just hit the jackpot!

 (But I do adore this work!)

Mary, your time alone was worth the $500.  I know what you mean about the realization that you need to do more.  It's so hard not to make it perfect once you start.

You did great on a tight budget. Don't let agents or homeowners sell you short. They obviously couldn't stage it or they would have themselves. They brought in a "professional". Keep up the good work.

Know what I didn't like about the panoramic view from agents? It looks like a completely different house!Way bigger. A little deceitful if you ask me...

Anthea and Sandy - Thanks. Wish the effects could have been more dramatic. But with a few odd pieces of furniture (did you notice the microwave stand that I put in the bathroom) and no acessoiries of their own, I had to get real creative.

Heather - advice? Yup - get paid in advance! I went $50 over the budget (there's another room with pictures and a silk plant AND another bathroom upstairs) and felt like pulling teeth would have been easier than justifying the "overage" to the agent.

Well its my first stage on a tiny budget, I know it could seriously use some of my inventory, but I keep talking myself down saying "no no no, you cant do this for free" use what "little" she has. Which truly isnt much.

I hit a snag already, I asked her to "store" the big blue/purple/pink velvet sofa, (bring up the lovely moss green loveseat from the basement) to which she refused, saying she wont have enough sitting room.

Now, I have to try to incorporate this. Its stained from 3 children under 5. I am thinking buying a slip cover, hanging ONE piece of art work, and calling the living room done.

Or, just taking the accessories anyway, and trying to convice her how good it DOES look once I get my own way ;)

There is always that overhead behind the scenes that no one understands unless they are in the business. After storage, purchase cost, time, and travel, a big chunk of the profit is gone. Oh and did I mention typical business expenses like operating an office, marketing, etc.? Really the amount of profit when staging a home is not as much as the realtor believes. I know exactly how you feel.

Rachel - Thanks. This business certainly makes you stand up for yourself. Not a great feeling to clash with someone we are supposed to be helping. By helping I mean as a service, not as a"favor" as some take it. :)

Heather - you talk about the slipcover. Will you be renting it to her, or is she going to be buying it from you? A small detail that shows us, everything must be accounted for. No freebies allowed!
