Market Data for JANUARY through APRIL 2007 - Solana Beach, CA

 The summary statistics from the MLS for Solana Beach for January, February, March and April 2007 are shown below.

Several trends are worth noting and watching over the next few months.

The absorption rate has increased for attached homes - with the inventory fairly stable, the number of sales has slacked off a bit so we now have about 7 months worth of inventory.

Prices have remained fairly stable in the last 4 months, although they have bounced around as you look on a monthly basis; this is often due to the particular inventory that sells each month. This is also true, to some extent, of prices as compared to a year ago.

Given the nature of our market, it is prudent to continue to watch on a monthly basis, as one cannot draw any firm conclusions based on these data. If I can provide more information the market or homes for sale in Solana Beach, please let me know.
