As a new property manager, I am curious about what procedure your firm uses when moving in a tenant. Does anyone in CA use the CAR winforms Move-In Move-out Inspection form?
Regardless of the specific form you use, do you a) complete it with your tenant as you walk thru together at move in, then have your tenant sign it? b) you, as manager complete it then have tenant sign, c) tenant completes it on their own? Or do you not use a checklist type of form and just have your tenant supply a list of stuff (damaged, stained, scatched this or that....) within like 3 days of moving in?
