One of the main things that I love about California is the diverse population. We have a melting pot of many individuals that are coming from outside the United States legally and seeking to make a better life for themselves and their families in the land of "Golden Opportunity!" With that being said, I'm working on a file right now that is close to closing and I feel like I learned the entire system of gaining residency status in the Unites States through it.

If you were born in the United States, you probably don't know all of the hoops a person (let alone family) must jump through in order to gain and maintain a legal residency status in the United States. I'm here to tell you that it is complex and it can be VERY DIFFICULT

My clients are great people and are going to be great contributors to our society. I have seen them work their dreams so far, with the husband obtaining a Phd and his wife on the same career path. My clients go beyond "the deal" and money! I know that I'm helping this family to purchase their first home in the United States and helping them to put their stake in the ground with a roof over their heads that they can call their own. To me, that's awesome! 

I have had several clients call up that thought they could never take part in owning a home in the US (specifically California) and they are overjoyed to find out that I can obtain home loan financing for them. Below is a "definition" of Non-Permanent Resident Aliens and what I need in order to obtain a home loan for them. If you don't meet the requirements, don't give up! Have a plan, work the course and soon enough...you will be in a position to buy a home.

Non-permanent resident aliens are defined as individuals legally residing in the U.S. who possess both a valid visa and work authorization

Here are the guidelines:


*      Borrowers MUST have a valid SSN - no ITINs allowed

*      A copy of the borrower's visa must be provided

*      Verification of authorization to work in the U.S. is  required

*        Max LTV/CLTV = 90%

*        2 year work history in the U.S.

*        2 year credit history in the U.S.

*        Verification of assets required

*        Assets must be in a U.S. account


Acceptable VISA classes:

A series; E-1; G series; H-1B; L-1; TN NAFTA; TC NAFTA

Sorry, no diplomats (diplomatic immunity)

Foreign Nationals may qualify, but a 20% down payment on the home is typically required.

Great Blog Scott. All lenders who used to use ITINs instead of social security numbers are no longer doing so. Credit history seems to be the biggest obstacle.

Hi Scott, just wondering if an 0-1 visa is acceptable . Also is it possible to get a loan with no credit history in the us but a strong credit rating in Canada? Can our credit rating system here be transferrable and what about referral letters from our lender here? We are heading down for 3 years and want to buy a house in corona area but with rents so high we really dont want to have to wait 2 years to establish credit. thanks

Jason,

Due to the amount of international persons living in California, there are several international banks in California.  One particurlar bank that comes to mind is "East-West Bank".  Their clientelle is predominantly Chinese and Korean.  They hold or sell their paper to investment firms in China and Korea.  They pay no attention to credit reports of the United States.  In China, they have the honor system.  When you apply for a loan, they look to see your families honor and history.  It is banks like these that will provide you with a home loan to purchase in Corona.  FNMA (Fannie Mae) and an American based bank are probably not your best bet. 

By the way, My financial planning firm has an office in Corona.  All we do is help loan officers to make a lot more money by being able to offer a diversified array of products to their clients.  Last week I made $3,700 selling a Life Insurance/retirement Policy to a couple I did a home loan for.  I don't have to mess with it at all.  I broker the deal over to Pacific Life or Prudential and they take care of everything.  It's actually very nice.  If anything happens to either person, the home is paid off, plus an additional death benefit of $500,000.  Plus, if they don't die, they can tap into the $500,000 in their retirement years.  These newer "You don't have to die" policies by big firms like Prudential, Chase, and ING are huge business.  Old policies only paid out upon death; which is why many people didn't really want them, but now, being able to tap into the $500,000 in retirement, is an excellent new twist in "LIFE" insurance.
