How To Buy A House - Part 2

Once you have settled on a neighborhood, it is now time to start concentrating on the type of house you would like to buy.  There are many different styles of homes to consider.  Center hall colonial, ranch, bi-level, split level, Cape Cod, Victorian, etc.  You may not think that the style of the home is that important.....but hold on a second....it is.

 Each home style was designed according to certain type of living. 

Here are a few things to consider:

 •·         Do you have a problem climbing stairs?  If so, then you may want to consider a ranch home. 

•·         Do you want all of the bedrooms on the same level?

•·         On which level of the home do you want the laundry room (basement, 1st or 2nd)?

•·         Does the home offer a mud room off the garage?

•·         Does noise in the home bother you when you are sleeping?  If so, then you may NOT want to consider a ranch or a center hall colonial where the master bedroom is located at the top of center hallway. Remember, sound travels easily through the air. In addition, interior walls in most modern homes are not insulated.

•·         Does the garage have access to the outside of the home (via a doorway)?

•·         If you were to have an outdoor event at your home, which bathroom would your guests use? Would guests have to track through your entire home to get to the 2nd floor bathroom?

•·         What is the approximate cost of heating & cooling this home?  Remember, you can always ask for copies of previous utility bills.

•·         Is the home surrounded by large trees?  Large trees can shade a home and help reduce the cost of cooling in the summer.  Large trees have Large leaves & roots which may (or may not) become a problem.

•·         How close is the home to the next home?

•·         How loud (or quiet) are the neighbors in those homes? This is where multiple visits to the potential neighborhood help (see part 1 of this series http://activerain.com/blogsview/938479/How-To-Buy-A-House-Part-1).  Five quiet dogs are better than 1 constantly barking dog.

•·         Where will your family eat most of their meals? Eat-In-Kitchen,  dining room, family room couch?  Is the kitchen easily accessible to that room?

Leander this is a great follow up to part one.  There are so many questions to consider but with the right agent, the consultation process should make the task less daunting.
