The other agent left me a message last night looking for some form. I called her because we are closing today. "I run my own file" she said. "I don't see the point of paying someone to collect forms."
Really?
This from the person who called me at 9:30 at night to find a disclosure form. Which....I have no idea if we have. I use a Transaction Coordinator! She handles all this for me. She also:
1) Gathers all necessary forms from buyer, seller and escrow and gets signatures
2) Watches time frames and works with the lender, appraiser, termite, home warranty, home inspector to make sure we are on time
3) Makes phone calls for follow-up on missing items or late items
4) Handles emergencies as they come up....such as repairs, HOA issues, insurance problems, title issues
This is a small list....and if you use one, you know how invaluable they are. I suppose if you only have one transaction at a time to work, you could do this for yourself.....but if you are doing all this yourself, when do you have the time to find new business?
I pay $325-350 to a Transaction Coordinator....well worth the money.
I'm closing 1 escrow today and another tomorrow....but I have a day to myself to read (although I'll probably work on leads....junkie, what can I say?)
Outsourcing the administrative tasks (like t.c. work and short sale negotiations) is a great way to free you up to do what you do best--list and sell property! I think in the long and short run, it is well worth it!
