Apx 3 months ago a friend of mine was trying to rent out a house he owned.  It took him 3 weeks just to get a call.  I know the advertising he did and he didn't shy away from spending the money.

This week, I ran an ad for a very similar house, for a client.  Same town same price.  I received 25 calls in 3 days.  Is the over abundance of rental properties drying up that bad.

I did manage to turn 2 of the callers into potential buyers because of some bad info they had been give.  (That was the great news)   We took 4 apps. for this rental and will pick one of them. 

Is anyone else finding the rental market all of a sudden a hot issue?

I don't do much leasing, but it appears in the Dallas market it is pretty hot right now.

Bill, up here in the North land rentals have stayed about the same.   But, I have gotten a few more calls lately looking so it could be tightening up a bit.

William, the rental market in the Baltimore market has skyrocketed. People who don't have the cash but want to live in certain neighborhoods are offering even MORE than asking monthly rental prices!!!! In the time of short sales, etc, which devalue the houses in a neighborhood, this is what is happening!

I am leasing now more than ever before over the last 15 years.  In our market, many are afraid to purchase/re-purchase due to employment uncertainty.
