The South Beach Condo Index is comprised of nine buildings in the SoFi neighborhood in South Beach.  These nine condo represent some of the most luxurious, prestigious, and expensive Miami Beach real estate.

Miami Beach condo statistics

In total there are 2,110 Miami Beach condos in the index.  In the first quarter of this year, there were only 18 units sold.

Here you can see the list price vs sale price for the first quarter of this year.  Because I have been doing these stats for so long, I quickly notice that the sold/$psf is decreasing.  The chart below compares sold/$psf for 2008 to 2009.

Good job on your graphs! This year, I used pie charts instead of bar graphs... just changing things up a bit... I had to insert a table too. But I love the way you have the actual number on each bar. Did you manually enter that, or was it automatic from a certain program?

Kevin...a great report from you as always...altho it does not sound like great news! I certainly hope you were a part of some of those sales!

Our condo market continues to feel the pinch here also. There will be 3 auctions this weekend, one in the high-end Aqua where a 1 bedroom listed in the $300's will start at $179,000 at auction. Scary!

I can say I've felt this all very personally. My own home has probably taken a $100K hit in value....I sure won't be moving anywhere soon!

Good to be back.  I think I'm going to be posting to Localism more and more.  I'm seeing value in that.  Just really don't have time to talk about industry type of stuff anymore (although it was fun in the beginning).  I just don't think it's smart to chit chat for non-essentials right now.
