"Why is Tweeting on Twitter good for your real estate business?"  you ask. Because that is where the people are!!  Twittermania began last month when Oprah ‘tweeted' for the first time. For the week ending May 9, HitWise ranked Twitter.com as the #6 social networking website. All those young ‘20 and 30 somethings' who are first time home buyers hang out there. Like all buyers, they want to know you and trust you before they do business with you. 

The next question most people ask is, "What is Twitter?" Twitter is a micro-blog that allows posts of no more than 140 characters. As with other social networking sites, Twitter is not the place to sell, sell, sell and jam real estate down people throats, but a place to be yourself, be real and let people get to know you. Can you slip real estate in there once in awhile, sure, but don't make it all about real estate. Camouflage your business related info and have some fun. 

So how do you get started? Below is a Beginners Guide to Twitter to help you out: 

1. Sign up. 

Go to Twitter.com, click on the large green button that says, ‘Get Started - Join!'

Enter your name, user name, password and email address. Pick a user name that isn't too cutsey. You want people to know who you are, but using your real name is better than sellyourhomefast. 

2. Send your first tweet. 

When you log in you will see a large box in the top left corner that says, "What Are You Doing?" Type anything you want here but don't go over 140 characters. 

3. Settings. 

Click on? Settings in the top right corner and personalize your account. Add your photo and other information about yourself. 

4. Find people. 

Search Twitter for your friends, invite other to join, and check to see if friends from other email services have a Twitter account.

5. Follow users.

You choose who you want to follow. Click on the user's photo or name to go to that person's page. There is a list of suggested users to get you started. 

6. Protect your updates.

You can protect your updates by only allowing people you approve to follow you. It is a good idea not to put anything on the Internet you don't want your Mother to know about. 

7. Search. 

Click on the ‘Search' button at the bottom of your screen to search all tweets on Twitter like you search on Google. You can also bookmark search.twitter.com

8. Notices. 

Twitter can remind you if you haven't tweeted in less than 24 hours, email you when someone starts following you, and email you when you receive a direct message (private message just to you). 

9. Apps.

There are numerous Twitter applications so you can easily find out what your friends are doing. TweetDeck puts a widget on your desktop so you can follow tweets without logging in. It shows you everything you want to see all at once. There are lots more you will want to check out.

Ruth Ann - at first I didn't "get" the benefit of Twitter - but have started to understand its value, if utilized & focused in the direction you want to go (just like anything)!  It is like "hyper-texting," but instead of only to one person on the other end, the message goes out broad-spectrum & can provide linkage to enhance the message.

I love twitter.  .  . I'm in short sales and I get an instant email when someone asks about "short sale Realtor" I'm the first one to respond with a link to my resume. I'm now expanding to different phrases specifically to local areas in real estate.

Ruth Ann: Thanks for the tip. I appreciate it! The only thing I wonder about is Twitter a fad? Will it be replaced by something newer and better. It's a little impersonal as compared to Facebook, for example. Thanks again!

All I hear lately is about Twitter but somehow I'm not real interested. Should I be? As a Realtor I don't think that this would be the place to be . I like being on AR and can hardly find the time to do that.

I like twitter and facebook for personal and biz reasons. I find the more exposure for my properties the better for the vendors. On the perosnal side it is fun to just throw stuff out and see what comes back. Good post for those who want to get started!

Ruth Ann:  I started on Twitter about 3 months ago.  You can find great contacts on there from all across the nation and world.  It's amazing.

What I find as the best feature though is this ... all those Twitterers?  They provide great links and information and fantastic educational bits regarding a myriad of topics.  Of most importance to me personally are the real estate related tidbits.  What I've learned from being on Twitter (and ActiveRain) has astounded me.

So, I highly recommend Twitter - ing ...    Thanks for the great post!!  Keep 'em coming!  And, please follow me on Twitter everyone!!

Activity on my listing inventory blew up when I started using ZingDings (http://www.ZingDing.com) and used the links to Tweet with. I use both in conjunction everyday now.

Ruth Ann, great out of the box directions to get started. You are right about the 20-30 yr old demographics supporting this avenue of being talked to. It is also beyond real estate too as far as other connections. The funny thing, the TOP six Realtors in our area in production, NONE of them are on Twitter. So it fits some categories of real estate and not others.

I am one that can say Twitter has improved my business!

In a matter of 3 months I have amassed over 3,800 followers, and have an accepted offer from a Twitter client.

This has led to some amazing contacts, and a relationship in particular that is now evolving into a huge project that is very exciting. Once it is announced, I hope all of you will be too! (Announcement coming soon!)

I'm finding twitter to be a hoot!  Great reference tweets and links I can easily read on the iPhone in-between other projects.  It also provides a platform for your passions.  Be sure to check out the twibes for additional connections.
