If You Don't List, You Don't Last---Not Anymore

"If you don't list, you don't last."  Remember that saying?

Every new agent comes out of training class hungry for their first listing. 

  •  "I have to get a listing." 
  •          "I have to get a listing, soon."
  •                             "I have to get a listing, quickly."
  •                                              "I have to get a listing, NOW."
  •                                                              "Please, pretty please, give me your listing, Mr. & Mrs. Seller"

                         STOP!  Isn't it time to change?

 

If your listing doesn't sell, YOU DON'T LAST!  Just getting a listing doesn't guarantee you will make any money, does it?

      To make  $$$$$   You need

                                                

  • Your listing must sell

                                 OR

  • Capture buyers for other properties using Bait & Switch (Does this sounds like used car sales?)

                      

What does the seller want?  Most sellers are looking for three things when selling.

  • The most money they can get for their property
  • As fast as they can
  • They don't want any problems

As agents our job is to help the seller do the following.

  • Get as much money as possible for the seller
  • As quickly as possible
  • With the fewest problems

Over-priced listings or listings in poor condition lead to frustration and low marks on customer satisfaction for both the agent and the company.

There is no magic formula for getting listings that sell.  Research and hard work prior to listing along with assessing the sellers motivations, demands and qualifications, etc.

  • Research market trends, competition.
  • Know thy neighborhood
  • Provide the seller with information they will need to make informed decision about pricing their property
  • Is the seller realistic about today's market?
  • Is the property marketable in its present condition?
  • Will the seller make the property presentable and available for showings?
  • Create a marketing plan unique to the sellers property

Remember the bottom line is not Get the listing at any price, but 'With my marketing strategy, will my efforts result in a Sold sign on this property within a reasonable time frame?'

PS  As a former manager I can relate to the traffic cop.  Some days I should have worn her badge when my agents brought in another overpriced listing.  STOP!

Listings are great, but right now they can pose a huge liability unless your sellers are extremely motivated and realistic. Buyers are where the money is.

My philosophy:  If I don't have inventory, it's a lot harder to attract buyers.  I've rarely walked away from an overpriced listing (threatened to often, however) and most of them have either paid off through selling or through my selling a home to a buyer who contacted me initially about an overpriced listing.  You're right that "SOLD" is what it's all about, but I'm okay with putting that sign on another home if a buyer rules out my listing and decides on a better-priced home.

Gary--I have always felt that my business is for the long term and want to be able to hold my head high no matter what.  Thanks for visiting here.

Dan--Yes, you have to have listings, but I'd rather have one well-priced listing rather than two over-priced ones that drain my energy and suck up my time.  Thanks for coming here.

Whew!!I can see a difference of opinion here in the comments.  That is good and leads to good discussion.  I like listing when they are well-priced and marketable.

Richard--I like the way you worded your comment.  "Make it an asset not a liability"  Wish I would have thought of that when I was writing this post, but that is why we are here in the rain.  We can learn from each other.  Right?

Lenn--nothing beats a little appreciation, does it?

Listings are good when priced right and show great.....and are what's selling.  We've got a ton of foreclosures under 200K............they sell like hot cakes.  The over 500K market.......coming soon we hope.

I only work with sellers, so I like to list. I stopped working with buyers over 10 years ago and I don't miss it at all. I have a couple of agents here that are right the opposite so it works for us.
