"If you don't list, you don't last." Remember that saying?
Every new agent comes out of training class hungry for their first listing.
- "I have to get a listing."
- "I have to get a listing, soon."
- "I have to get a listing, quickly."
- "I have to get a listing, NOW."
- "Please, pretty please, give me your listing, Mr. & Mrs. Seller"
STOP! Isn't it time to change?
If your listing doesn't sell, YOU DON'T LAST! Just getting a listing doesn't guarantee you will make any money, does it?
To make $$$$$ You need
- Your listing must sell
OR
- Capture buyers for other properties using Bait & Switch (Does this sounds like used car sales?)
What does the seller want? Most sellers are looking for three things when selling.
- The most money they can get for their property
- As fast as they can
- They don't want any problems
As agents our job is to help the seller do the following.
- Get as much money as possible for the seller
- As quickly as possible
- With the fewest problems
Over-priced listings or listings in poor condition lead to frustration and low marks on customer satisfaction for both the agent and the company.
There is no magic formula for getting listings that sell. Research and hard work prior to listing along with assessing the sellers motivations, demands and qualifications, etc.
- Research market trends, competition.
- Know thy neighborhood
- Provide the seller with information they will need to make informed decision about pricing their property
- Is the seller realistic about today's market?
- Is the property marketable in its present condition?
- Will the seller make the property presentable and available for showings?
- Create a marketing plan unique to the sellers property
Remember the bottom line is not Get the listing at any price, but 'With my marketing strategy, will my efforts result in a Sold sign on this property within a reasonable time frame?'

PS As a former manager I can relate to the traffic cop. Some days I should have worn her badge when my agents brought in another overpriced listing. STOP!
