Okay, so the topic of VA appraisals here in Kitsap County WA isn’t on quite the same level playing field as Biblical Truth, but the principle is still the same.

One of my marketing catch phrases is ‘providing knowledgeable empowerment’ for my clients. By that, I mean, one of my primary goals is helping to more fully educate my clients through my years of experience, training, and education as a real estate professional, so as a result, they are more empowered to make intelligent and prudent decisions regarding buying or selling real estate.

It is difficult to challenge a VA appraisal. Called VA once on what appeared to me to be poor comparable choices. Was told quite clearly that the house is worth whatever the VA appraiser says its worth. Good bye.

For the most part my experience with VA appraisers has been much better than that. But when you hit a wall, it will not be moved.

Our local VA office has one appraiser who is the worst I have ever seen.  Unfortunately I get him over and over.  If you mention VA in a room full of real estate agents, his name will come up every time.

Rich,

Having a large military population in my area, I find this article very interesting.  A year ago I was selling a farm that was very difficult to finance.  We had three good offers but when the lender saw the type of property, 21 acres with an ex-mobile home they couldn't fund it. This is when people walked in to an office and could buy a house.  The fourth offer had to be VA, which we got, but the apraiser gave no valule to the acreage.   Had the mobile home not been there, we would have gotten a lot more money for it.

I've been involved in a lot of VA transactions this spring and so far no problems.  Even have closed foreclosures with VA with missing appliances and not a peep.
