I'm sure you've been there.  An agent tells you to fax the contract to her home fax machine.  So  you press the send button and wait for that lovely squealing sound of fax machines talking to each other.  Instead, you hear "Hello. Hello?" and a click of someone hanging up.

You're not quite certain if they gave you their regular phone number by mistake or whether they have a machine that they need to switch over in order to receive a fax. You go check the numbers you wrote down to see if you made a stupid mistake.

You decide to call them up to let them know that you are going to send a fax and to verify the number is correct.  But now when you call expecting to speak to that person again, you get belted with that lovely fax machine squealing sound.

Now they see that nothing came through on that fax so they call you up to tell you that it didn't come through.  Unfortunately, at the very same moment you figure that now that they have the fax machine switched on, you'll go ahead and try again.  With them trying to call you, you end up getting a busy signal.

This usually always happens when you don't have any time to spare.  You thought that it would take you a couple of minutes.  Instead, it ends up taking you a half hour just to send a stinkin' fax.  It might have been quicker to just drive over and drop it off in person.

If you don't want to get a dedicated line for a fax machine, you should really consider using something like Efax where people will never get a busy signal.  Your faxes come in as a PDF file in your email. It makes it so much easier then to forward it on to another party.

I feel much better getting that off of my chest.

Efax is especially good when you only need to read the message, and not print it out. Saves paper. And you can access it from anywhere.

Tim - You're nuts.  That never happens with agents !!  It does happen with clients though.  I call them technology challanged.

I agree it is annoyong. It happens with agents and clients alike. It might even happen where the wife may say she does not know how to turn it on, We do not expect consumers to have fax machines and we can email it in as an attachment but I believe all agents should have access to a fax machine or efax at all times.

You are all right; It is annoying.  The only time I look the other way is when it is a client I'm faxing.  If they don't get faxes all the time, it's hard to justify the second phone line.  Sherry

I love my dedicated fax line!  It goes straight to the fax and it's funny to hear all the hangup calls I get, probably from telemarketers.  My fax machine goes straight to my computer in PDF, so I can then just email something out to a client or another agent, so no more wasted paper and ink!

As a Georgia Broker, I would like to point out that the document is not legally served unless served on Broker's fax of record unless the agent has written permission from their Broker to have documents sent to their personal fax number.  (Please note that I am a Broker not an attorney and not trying to give any legal advice - but see your Red Books on the matter).

I do not allow my agents to serve documents on another agent's fax (we will send a copy as a courtsey but goes to Broker's fax number first).  As to incoming faxes to our office, my staff will immediately forward  any and all documents that come in to the prospective agent - even if by email to the agent after calling them to tell them the fax or email is on the way.  This is done in my office as to keep my records complete especially to document correctly the date and time of service.

Discuss this with your Brokers - you may not be legally serving documents.

I use docuharbor and it is cheaper than a dedicated fax line and I can see my faxes from anybody's computer.

Thanks for the tip Julie!  I always fax it to both numbers, just so I don't get the "I didn't receive it" line.  I can then say, "check your main office fax line too".  Glad to see there's another good reason to do it!

There are a lot of great online fax services.  I think it is more professional to have a dedicated fax number (besides being more convenient since I work a lot from home).  I use www.trustfax.com.  They have different plans to choose from and I have never had a problem receiving a fax in the 3 years I have been using them.  Plus, I get an 800 number to use.

I have a 24 hour access line.  Fax number is the same as my voice mail and I love it. Faxes are sent to my computer where I can print out anywhere and also save as files, and email directly to clients who might not have fax machines. Saves lots of time.  I just love it.

Julie,  It's legally served as long the fax number is included on the contract on the signature page.  Clause 8E spells it out pretty clearly.  So on your offer, you need to make sure you get all of their fax numbers on there just in case.

Oh, I am totally with you on this.  I can't stand it!  I bought a new HP All in One that solves the problem nicely.  It's totally wireless (cool), fast (yes!) and has great quality (even in draft mode).  The thing I really like is that is has an automatic pickup.  It silently "listens" to the line when I pick up, or when my machine picks up and automatically receives the fax even if an extension phone is off the hook.  Just thought i'd share...

My retained legal counsel (also counsel for Georgia Real Estate Commission) and I have had this conversation previously.  I will check with him again - it allows in Georgia Law that you can give your agent permsision to do this (I believe in writing) but it is not recommended per the GREC as the Broker, of course, is ultimately responsible for everything....... Legal counsel allowed to me that it could be considered not served  - but maybe this was part of 2007 changes.  No recall on my part on that but........

I'll look up the page in the Red Book and check with counsel again................I'll let you know.

efax is so now!  I turned off my dedicated fax a long time ago. All I got was junk anyway!  Now I can hit my favorite "delete" key!

Efax is the best!  I encountered just what you were talking about tonight with an agent who knew a counter was coming their way at the moment.

I love having everything in PDF format and it is so very compatible with docusign also.
