Three years ago distant prior-investors (owners at other Centex Resorts) were giving the opportunity to purchase the premiere locations at Loon's South Peak Resort.  Past buys from the Centex development company proved to be profitable (upon re-sale), so many purchased sight un-seen.

Fast Forward three years: we are in a different economy and many land owners here will never build, due to the distance from which their primary residence is located.

These sellers are well healed , and savvy about their over all investment portfolio: In a recent conversation with one of my seller's, this land owner said "I am prepared to list the property at $100,000 off what I paid for it, I would be naive to think of pricing the property with a profit in mind".

A home run opportunity has presented it self to life long resort vacationers, that never got the chance to buy the absolute best locations at Loon Mountain's Ski Resort. Many of the families that have traded up over the 40 years (Loon has been providing family recreation), were shut out of buying these premium locations.

In classic Yankee fashion, the next owner will buy the cream of the crop...and get it at a large discount (if they act quickly). The South Peak Development sold out (64 home-sites) in three weeks (in 2006), while many New England Families that have skied, and vacationed in the White Mountains of New Hampshire stood by thinking they would have time to think about purchasing it was already too late.

The opportunity is back, I have a couple of sites that you can ski to your door and ski directly to the lift from your home. There are very few places on the east coast that offers ski to & from sites, especially with Loon Mountains rich history and financial strength.
