Just like real estate comps, I think anything older than six months is not relevant.

So it is with great joy that I bring you good news about the San Diego real estate market for April 2009.

San Diego County, once ranked as the fifth most expensive real estate market in the nation, has fallen to eleventh in terms of median price for single-family resale homes. Honolulu came in at #1 at $570,000. California took three of the next four spots, with San Jose #2 ($450,000), Orange County at #3 ($435,800), and San Francisco at #5 ($402,000). New York City burroughs had five spots, and Boulder, Colorado rounded out the Top 10. San Diego County's median price was a mere $323,200.

Here's what's interesting and encouraging, though. That median price of $323,200 was a whopping $38,200 higher than March 2009, and means that for four consecutive months, home prices have risen or stayed the same.

Home sales for April 2009 in San Diego County were up for the ninth consecutive month.

Along with almost $8 billion of Federal Stimulus Bill money flowing through San Diego County for city, county, state, and military projects, there's a lot of excitement in the air out here.

Now is the time to buy. Don't be caught sleeping, or you'll be sleeping under the stars instead of in your very own home.

Thanks for the update it is interesting to see what other areas are doing. California is still more expensive than our area.  We need comps older than six months . Up here in the winter things shut down, we don't have enough comps.

I actually don't like any comps that are older than three months. Most of the appraisers here agree. I guess we have enough action in most areas so that we don't have to go back further.
