Mesquite Nevada - Canadian Buyers Can Qualify for a Home Loan in the US

Home loans are again available to Canadian buyers in Mesquite NV. This would be a fully documented loan with at least 35% down for a Canadian second home buyer - still attractive with the low prices that we are seeing here in the Mesquite real estate market. More airline flights directly from Canada to Las Vegas are available than ever before, and with Mesquite's close proximity to McCarran airport in Las Vegas, buying a second home in Mesquite is becoming a popular choice for second home buyers from Canada.

Many of our second home owners in Mesquite keep a small car here. They fly from all over the U.S. and Canada to Las Vegas and take the airport shuttle to Mesquite - the Vegas airport is about 85 miles from us. St George Utah is about 35 miles from Mesquite - their airport is expanding now - maybe they will have some flights available from Canada.

i did not kow that you are attracting Canadian buyers. Wow. This is similar to our area. Good to know about the financing. So far my several last Canadian clients all paid cash.

Thank you Mara - for awhile a buyer from Canada couldn't get a loan here, it was tough. So it is good news.

Jon - Many Canadian buyers pay cash, but not all can. Canadians like the atmosphere of a small town with good casinos and great golf. Many buy second homes, and they are very active in the 50 and 55 plus communities. Thanks.

I always wondered how foreign investors from the north were able buy here, thanks for the explanation.

Todd - foreign buyers can qualify to get a home loan here in the US - the lenders really do ask them to 'show me the money', though. :) An investor would have to buy it as a second home, I think, and can't own too many houses here.

Jon - Actually, that is it. I have been getting business directly from my AR blog, and I do need to start posting regularly again. And returning comments! Lots of family stuff going on lately, too, and all is well.

Virginia, this is a very interesting post. We have had Canadian buyers - and one last fall who couldn't get financing for a condo hotel he wanted to purchase near Disney in Orlando. I'm thinking the guidelines should be similar here in FL. Congrats on the business you're getting from your blog!

Sharon - We get quite a few folks from Canada who want to buy a second home or even retire here. I am glad to see that home loans for Canadians are available again - I thought it would be pretty hard to qualify, but the qualifications for a loan are not as strict as I thought. A little more paperwork and a little more down are the main things.
