Smells Can Kill A Deal!

By
Real Estate Agent with RE/MAX Compass 0524642

When I advise my sellers about "odors" I always ask them to refrain from spraying bottles of anything except Lysol. Even that should be used sparingly. A cap full off mister clean in the toilets prior to leaving the house gives it that clean smell. But this is my preference as a listing agent.

People have feelings about scents don't they? Many people dislike the smell of Curry. They feel this odor will somehow linger in the walls of the home for eternity. What about the stinch of cigars or cigarettes?

I DETEST the smell of flowers are anything that smells like them. I've been to way too many funerals in my life. When my mother died there must have been 150 bouquets of flowers surrounding her casket. The scent of "flowers" is forever burned in my memory. To this day when I smell Lilly's it turns my stomach. If I was buying a home, I'd most likely WALK-OUT if somebody sprayed the house with some type of flower stuff.

The same can be said for those flavored/scented candles. The smell of cookies, dougnuts or pouperi may brighten your day, but could turn off buyers! This includes burning inscents or drenching your furniture in FABREEZ!

It's always best to appeal to the masses.

I do however like the smell of clean clothes from the dryer. Every once in awhile I'll take a couple of dryer sheets and place them on the intake of our air conditioner. In minutes the whole house smells nice.

What do you think?

One time I entered a home that I almost passed out at the overwhelming smell of dirty laundry....

... then I realized I was in my house and I'd been really busy for a few weeks...

I agree with you about the fabric softener sheets, Greg.  As a matter of fact, one of my soon to be posts is about the many uses of Bounce!

(Sorry about the flowers.)

Sheldon-you are silly.

Dryer sheets or pine sol are good choices.

For my own home I use scented candles like Mango or Pear.

Febreeze does it for me. They have the carpet/pet odor spray.....love it!!!!  Now...for a story....Open House...old dog is sick so seller leaves it on the side of the house.....the master bedroom window open....and the smell permeating off the dog and coming in the home was atrocious!  I closed the window. didn't help ....wish I had febreeze back then.

Since I quit smoking 8 years ago..My nose has become so sensitive! I can not go into a candle shop or a bath and body works store or the likes.  So I would prefer nothing stronger than baby powder or apple pie/vanilla in a scent. Floral and Pine scents are killers for me!  Strong scents in a house are a sign you are hiding something...

G - Hubby and I have three fur babies and so I know that we have become immune to pet smells.  I keep a clean house but I worry so much about pet smells.  I use carpet powder before I vacuum and I do have scented candles all over the house.

Whenever hubby and I have people over, I always ask if my house smells like dog.  I don't know how helpful that is since many of our friends have pets too.  Anyway, the point is, most people are sensitive to certain smells and while I may not be able to detect pet smells in a home, I can smell a dirty home.  So, some advice people, when showing your home, keep it clean.

Hi Greg... I like the smell of Vanilla in a home because it's not flowery or perfumey.  A small rag soaked in vanilla extract on a plate under the sofa will naturally absorb odors in a room for weeks.

Greg,

I agree....smells are a tough thing to manage in a house.  Many people are highly allergic to flowers, pets, candles, perfumes, etc.  I prefer things that neutralize the air. I try to spray lysol or febreeze, the day before.  My other trick is to open every window in the house for as long as possible. It's amazing how many odors fresh air can get rid of.

OBTW - people with pets tend to say...What pet odor????  Our house doesn't smell like cat/dog/gerbil, etc

Have a great day

I get an instant headache from the plug ins people stick in their outlets and tell my sellers to avoid them.

Oh my god!!!  I've almost been in physical altercations with agents in our office who come in drenched in friggin perfume or cologne! It stinks up the space for the entire day...amnd of course they don't smell it because they're numb to it (and life in general) People in general don't seem to have a clue how awful these fake, petroleum-based smells are...and how people are affected by them. I get an instant headache and it lasts all day.

Greg, good point for sellers to consider. Personally, I have a small addiction to the smell of original Pine-Sol. It reminds me of growing up. I also love Yankee Candle's Macintosh Apple. I took buyers into a house that smelled like Patchouli incense and there was meditation music piped through the house. Way too Zen!!

I think my favorite thing to use in a home with any sort of smell issue is a reed diffuser.  You can get it in any number of fragrances at Target or Wal-Mart.  Most people I've spoken to agree that it does not have an overbearing smell nor does it appear like you are trying to mask another smell.  I swear by them.

Greg,

I have this candle that smells like clean sheets....it's wonderful.

The other big smell that I love is vanilla...

It's funny you mention Lysol, because that smell brings back awful memories of childhood bouts of flu.  Anytime I would get ill my mother would spray Lysol.

Seems each of us have our own little quirks, I guess the trick is to remind our sellers to keep whatever sent you use, keep it mild.

Greg,

For such a great post, I started to call 1-800-Flowers to send you some posies.  Glad I read all the way through. You're now getting zip.

Oust is in my car at all times - Open Houses, arriving before my buyers. Dissipates quickly and leaves no lingering aroma.

One man's pleasure is another's poison. Just keep it clean! But if you have to create a smell, I recommend brownies in the oven. Call me when they're ready...
