SB 176 would give New Hampshire one of the most stringent lead paint poisoning laws in the country for property owners, despite the fact that the U.S. Centers for Disease Control and Prevention shows a strong downward trend in lead poisoning cases in children in New Hampshire.

Lead paint abatement costs $30,000 to $40,000 per apartment. Insurance companies are raising rates to cover potential lawsuits.

Rents will have to go up to cover this rising cost. If you are an investor of rental homes in NH, you will want to factor this new cost.

I am glad I do not live in New Hampshire if this is mandatory. There are lots of really good older homes with lead paint. And if the lead paint is in good shape, covered by other layers of paint, such as on the exterior, I fail to see the urgency of the problem. Now inside, in theory, a child could chip away at the paint and eat it but, again, around here the basic theory is just to keep a good coat of paint over the lead paint and monitor the younger kids.

I live and sell real estate in seacoast NH and yes there are many beautiful older homes around. Like most things, the lead paint issue is present but workable and doesn't seem to be a stumbeling block for buyers. there are ways around it and if you understand it, like radon, it can be fixed.  There are buyers who aren't as concerned with lead paint as you think.  Like everything, it is always played up for the public! Life's to short to get on a soap box and stay there.

I received a note from someone that was upset that I put this information here at AR because of the controversy behind it. I'm sorry if it offended.

I found the information in a news article and passed it along. My original post did sound as if I KNEW that rent rates would go up. I do not.

My thought is this: If you are an agent or investor in NH, it would be a good idea to research this bill. If it is nothing to worry about - great! If it happens to be something to worry about, it is better to know now!
