Looking for advice

I  hope everyone is doing well in this market,  I was wondering if any of you had any  ideas one how I can market three of my higher end listings better.  Just putting them on MLS and the on web just isn't getting it done and I really need to market them to buyers outside my area.

 

The first one is a beautiful working cattle ranch  on a FM Rd. It  is some of the best looking land in southern Hopkins County, 232 acres total with two working water wells. It includes 3 large lakes-ponds and 2 smaller ponds that are fully stocked and ready for fishing. Great coastal hay meadows and coastal pastures crossed fenced for easy cattle operations, also includes all pins and corrals and much more. Along with a 2900+ sq/ft home for $870,000.00

 

The second is 424 acres of some of the best hunting and recreational land in East Tx. Perfect for a weekend hunting and camping trip or for a fun day Four Wheeling. The possibilities are endless for this heavily wooded area with many seasonal creeks. Owner will sub-divide and look at possible trades and owner financing with a sizable down payment.  Price $520,000.00

  

The last one is a 3,720sq/ft  two story colonial house, That has been completely remolded this year It has a large kitchen with island with plenty of dining and entertaining areas, 4 bedrooms 3.5 baths. This property would make a beautiful horse property on 20 acres with easy access to interstate highway 70+ miles east of Dallas $ 460,000.00

Video, Video, Video my friend!

Shoot some video of the properties, put in some good content about what you offer your clients, and talk about the location/city they are in.

Then download them on Youtube, Viddler, and BlipTV and post them up in your blogs and on Craigslist!

It is a lot of work, but also a lot of fun! There is no better way to stand out from the crowd right now than video!

Visual tours are also a plus, if you don't have one get one!  You need to find specific magazines that cater to the farmers in that area and other areas and advertise - maybe even a website.  Also, networking here is a great place to start!

1.) Place  an ad in a  magazine / or web site / or blog or community boardin for a a cattle / farm supple

2.) take an ad in a hunting / gun magazine magazine / or web site / or blog or community board

3.) take and ad in a horse trader magazine and or go to some local horse shows and promote the property and yourself magazine / or web site / or blog or community board

Have a special brokers tour of these homes. Perhaps an invitation only event to all of the agents who service luxury homes in that area or maybe just have a late afternoon wine and cheese event and invite all agents and possibly neighbors and other high end clients. It is always important to get agents to see a property so they can tell their buyers about it. Do a blog post for each one. I agree video helps. Post it everywhere on line. I haven't found newspaper or magazine advertising effective for listings.
