This marketing report will provide you an overview of the residential real estate activity as compared to prior months in La Habra for both single family homes and condominium sales.   

If you're a home buyer or a home seller it's essential you have an understanding of today's real estate market when it comes to market conditions in pricing and inventory.

For Home Buyers:   It's important to begin the loan process in advance of your home search. Once approved you normally have greater strength in negotiating prices.

Single Family Home Sales Activity for April:

  • 80 homes were for sale, the lowest number we've seen in a year, as you can see compared to 90/120/136/128/153/180/129/149/153/182/216 prior months.  
  • 41 pending sales in escrow during the month, up 37% from last month at 26 and compared to prior months of 30/36/20/19/34/24/18/25/34/37 pending sales.
  • 36 homes closed in April, down from last month at 41 and compared to 30/42/14/25/26 in prior months.  
  • $362,869 was the average closed sales price for April (compared to $359,000 and $393,000 the past two months) with an average size of 3 bedrooms 2 baths and 1,468 square feet, with an average days on the market of 75.

La Habra, Ca 90631Condominium Sales Activity for April:

  • 50 condo/town-homes were for sale, also lowest number for 2009,with numbers of 56/65/63/65/71/72/63/82/83 previously.
  • 20 pending sales (in escrow) in escrow, more than double from 9 last month and compared in 7/18/7/6/12/23/11/6/5 for prior months.  
  • 10 closed, down from 11 last month last month and compared to 18/8/11/10/3/8/10 in prior months.
  • $189,100 was the average closed price (compared to last two months of $193,600 $207,800 respectively)
  • The average condo size was 2 bedrooms and 2 baths at 1,065 square feet, with an average of 42 days on the market. 

Overall 58% of the closed sales for April 2009 in the City of La Habra were identified in the MLS as distressed sales. Meaning for the most part either short sales of bank repos.

Hi Lynda, Looks like your Spring Market has sprung to life in La Habra. Cute, huh? :-) Seriously, the report indicates to me that business is on the uptick and inventory is down. To me , at least under normal circumstances , spells a possible uptick in values. We shall see as the indicators sre still not demonstrative on the issue.

Hmm. That's an interesting approach. I never thought of doing my reports by zip code, but then ours are all wrapped around each other and make no sense. But I did wonder if you've found that you get better SEO when you include the zip code in the first sentence?

Hi Lisa ~ The entire city of La Habra has the same zip code for now. I use it for easy identification in case anyone is looking via zip code. Some of our cities with mulitiple zip codes track differently, especially when it comes to pricing.  I like to sorth that way when it's applicable. As for SEO, not sure but I figured it couldn't hurt, right?

Just checking back to find your answer about the zip code. We have 7 very small cities that everyone thinks is just Daytona Beach, and to top it off, we have 2 or 3 zip codes for each city. It's ridiculous.

Lisa ~ Re zip codes, we also have a difference in pricing within multiple zip codes in my own city. We can see more than a $100,000 difference is median prices.
