I posted a referral today and received an email within 10 minutes.  Then another response.  And another.  In all total, 7 responses from top agents within the first few hours of the referral!  Wow I am impressed with the quality of the agents responding and how many are paying attention to the AR referral site!

I got so many leads so quickly that I had to go in and cancel the ad!  So I guess it's not such a big secret after all, right?

I had a similar but slightly different response.  I posted a referral and received 12 responses in the first 2 hours.  I thought - pretty good.  This should be pretty easy.  Then, I took a look at their profiles 8 of the 12 had virtually none and had few if any posts.  Also, most of the responses were laden with commission breath and didn't really provide me any compelling reason to refer my customer to them.  Luckily, another AR member was able to give me a name of Realtor and my clients were more than pleased.

Ryan, it is important to screen agents.  But I wouldn't use AR posts as the sole criteria, because there are many agents who are too busy to write blogs -- because they work 60+ hours per week selling real estate!

Regina- I am glad that you got a good response. I have just the opposite. No one calls back, no one answers emails and it is the hardest thing even with agents on AR to get them to be effective for our clients. I have had to go outside of AR many times to give out referrals.

Regina - I didn't judge based solely on posts.  My conversations with the few agents that bothered to actually answer their phone and return the telephone call can best be described as parasitic at best.  It was a marginal referral. Yet, I never want a client to come back with a negative experience so I ended up going a different route.

Regina, I forget to look at the referral list! I did receive a referral based on my blog and I have given a referral - again based on that person's presence here. I guess it would be okay to post a referral, but I'm so picky that I think it's better if I check out the people in the area and then contact them.

Regina, I posted a referral yesterday, but haven't found the right match. Actually I did a google search and one of the agents I found happened to be on AR, but they hadn't responded to the referral I posted. Go figure.!

All I have ever gotten was those awful Nestors bogus no credit bad credit leads or newbies that just created a profile to turn over a lead. Any referral I give is done after research and then sometimes it still gets screwed up!

I thinks the referral resource is a good system.  It just needs to be used by the right people.  I responded to a couple of posted referrals a few months ago and received NO email/call back.  One of them, I contacted at least three times as I had a potential buyer - he never replied or removed the listing.  Oh, well...

Thanks Regina i just check this out.  There are a lot of referrals out there that are over 6 months old.  Do you know if they take them down if they are not longer active. it's hard to believe that nobody has worked the old leads. Thanks!

Kate, my guess is that anyone over 1 week old is not a valid lead, I doubt if clients are waiting 6 months to get a real estate agent to help them!

Regina - I have sent several referrals out to AR agents. My only complaint is once they received the referral I never heard back from them again. it would have been nice to know what the follow up was and if they met with the prospective client. I hated that I had to chase everyone of them down by phone and e-mail just to find out if they had made contact and what was going on.

I am with Laura ,all I ever seem to see is "Nesters"  leads and thay all want to rent w/option . WHY ?

Laura, when I give a referral, I simultaneously prepare a "Referral Fee Agreement" and email it to the referring agent to let them know I am serious about the agent following up, and about them sending me my referral fee.  Then I follow up every week.
