The Today Show had Barbara Corcoran discuss where she sees the most likely rebound in the real estate market and why.  Pretty important question these days on everyone's mind.  According to Barbara there are 8 characteristics that a city must have in order to rank high;

  1. Job growth (relates to strong RE rebound) - with major players in 3 industries - technology, pharmaceutical, and telecommunications the Triangle job growth is secure for years to come.  Companies like IBM, Glaxo Smith Klein, and now Novartis moving in all help support our growth.
  2. A growing population - according to the Wake County web site between 79-98 people a day move into the Triangle!  And that number is projected to grow in the next few years.
  3. Great weather - who doesn't love having brunch on the back deck in the middle of January?  We still have 4 season's which is very enjoyable!  Which all adds to the natural beauty of Raleigh.
  4. 1st time buyers - because of the tremendous number of graduates and all the young professionals that have chosen to stay here after university or those moving here for great jobs, we have an abundance of 1st time home buyers.  And they just love that 1st time home buyers tax credit that they can use right now!
  5. no overbuilding of condos  or office spaces - there is a very healthy amount of building going on downtown Raleigh right now.
  6. Vital downtown - places where people can live without a car and just walk around - downtown Raleigh with the new convention center that opened last year is seeing a strong inner core revitalization.  But hurry - the awesome new condo's are going fast!
  7. Well educated population - with 3 major universities around here and largest PHD population it's no wonder we came out on top on this one!
  8. Large number of foreclosures early -well we really didn't really have a crash - mainly because we never bubbled.  Our sustainable growth in the real estate market was largely due to the influx of people moving to our area, major corporations having their headquarters in the Triangle, and no real estate frenzy.

So just how did Raleigh do?  We ranked the #2 spot in the country!!  Where you can still find a 3 bedroom/2.5 bath for an average price of around $223K.  Couple that with all sorts of other accolades such as Forbes naming us the #4 spot in the country for job growth and it's no wonder we love specializing in helping people relocate to the Raleigh area. 

But that's not all - as Barbara also mentioned it's all about family and Raleigh is a very family friendly place to call home.  However you describe your family you'll find this area teaming with all sorts of activities! Starting your life all over? Raleigh is the place to consider.

Pamela, I love hearing strong stories like this! In 2006 Nashville got all the accolades, including the number 1 city for relocation. I don't know how we rank now but I don't think it's close to #2! That should pretty much guarantee that your sales will be picking up. :)
