Elizabeth - AMEN! Great post. I also have an escrow right now where my buyer waited three months. In the beginning he was the back-up offer in second place. While he continued to look at other properties, he kept his offer in place. Two months later, the first buyers walked and my client moved into first and two months after that, his offer was accepted. For some, it pays to wait.
Elizabeth: Patience. Perserverance. A little bit of luck. It is all in the mix for a succesful short sale. Congrats.
I certainly don't have the experience you do with short sales but I do find it difficult to maintain my patience.

I hate most is that the closer you to the approval, the more chances are that the buyer would get tired and walk away
Elizabeth, now that is tenacity. In this market, it is my opinion, that we never know what will happen with ANY sale. Whether it be a regular sale that falls out because it doesn't appraise, or a bank owned that doesn't happen because there's a cash offer - even though it's lower than your client's GREAT offer. This market is crazy.....all over the place...;-)
And people ask why I bother collecting so many offers on each of my short sales -- and this situation is why. So many buyers don't wait around.
Good for you- it is a war of atrition, isn't it.
