Short Sale Info for Suntrust Mortgage

Documents:

Required with all sales are an Arms Length Transaction Disclosure which I have for you here.

What your short sale package needs to contain:

  • Listing agreement
  • Signed Purchase contract
  • HUD-1
  • Hardship Letter w/ evidence of hardship
  • Suntrust-specific Financial Application
  • Last 2 Years Tax Returns (complete return)
  • Profit & Loss statement for Self employed
  • Most recent W-2 or 1099
  • Last 2 Pay Stubs
  • Last 2 months of bank statements for all borrowers
  • Authorization Letter
    • A generic letter will suffice.  Make sure the customer's name, account #, and social security number appear on the letter.

Tips for getting your file through

  • Invest in a PDF writer.  This allows us to digitally assemble the file and place page numbers on the top and bottom of every page in big bold numbers.
  • Also, place the customer's loan number at the top and bottom of every page
  • DO NOT SEND IN INCOMPLETE FILES.  That just slows down the process for everyone else.  They will not accept files without a signed contract.
  • On the cover page, type a directory of all the documents contained therein and their page numbers.
  • If your contract is messy, make a quick outline for the processor to follow easily.

  • Our most recent file was sent to the bank on 5/21/09.  Response was received 8/31/09

Suntrust is one of the best lenders I have dealt with for short sale. The negotiator was responsive, great and available via email or phone. We have to get closing extension twice and she was great. Get all the documents to them and you will have a smooth process.

The loss mitigation department at Suntrust is full of idiots.  Lost files, lost authorization letters, delays, delays, delays.  One of the worst so far to deal with, besides CW or BofA

Jeff I'd have to agree with you a hundred percent.  We live in deadlines but these people don't.  I've got to sell the same home 4 times before someone reviews the file and before it goes to foreclosure.

Real Estate Broker from Paris,TN I have an approved short sale from SunTrust with two extensions filed.The property had to have several repairs done causing the extension of the contract ,once repairs were complete the buyers bank ordered the appraisal and due to a new law you can't close for six days this caused us to miss the deadline by two days now the bank said they would have to resubmit for approval.We have spent money for repairs they agreed to and I don't know if we will ever recoup this money from them if we don't close. Any advice would be appreciated.

i put offer on sun trust mortgage. they have processor for which i have to add $2000 but i hope it will speed my short sale. but it is more than 4 month and they are not responding. even $8000 credit is expiring but they are still sleeping.
