You could buy a home even if you have 0 Money on hand however to be successful it comes down to three steps that really aren't to difficult.......

1) Qualify for a loan -- This means you must have an income along with
 an average credit score. "not perfect but just not bad"

2) Find a home that the seller is willing to sell for less money than it will appraise for.

 FHA loan ....    "you will need to be gifted the down payment".
VA loan   ....     "If you qualify for a VA loan this might be a great option.

There are other factors that your lender can address or give you advice on what you need to qualify for the price range desired. The possibility of finding a home that will appraise for enough money to cover the closing costs and down payment required by most lenders is actually  good. In most cases the home buyer will need about 5% of the total sales price to close.
