8 Things You Need to Know About the $8,000 First Time Home Buyer Tax Credit

  1. Who is elgible for the tax credit?  The tax credit is only for first time home buyers.  A first time home buyer is defined as someone who has not owned a home in the last 36 months.
  2. When must he house be purchased?  The home must be purchased between January 1, 2009 and December 1, 2009.
  3. How much tax credit will homebuyers get?  The total amount of the credit is a maximum of $8,000 or 10% of the purchase price.  Example, $80,000 purchase price = $8,000 tax credit.
  4. Are there income limits?  Yes, a single buyer would need an adjusted gross income of $75,000 or less to be eligible for the full credit.  For married couples the limit is $150,000.
  5. Is this a tax credit or a tax deduction?  This is a tax credit NOT a tax deduction.  This means qualified buyers deduct $8,000 from their total tax owed to the IRS.  If you owe the IRS less than $8,000 you get the money back in cash.
  6. Does any portion of the $8,000 tax credit have to be paid back?  No, this is a true credit.  However, if the home is sold within 3 years entire amount of credit is recaptured on sale.
  7. What property types are eligible?  Any single-family residence including condos, co-ops, and town homes that will be used as a primary residence.
  8. Can I claim my 2009 house purchase on my 2008 tax return? Yes, if you have not filed your tax return for 2008 and purchased a home on January 1 or later, you can claim the $8,000 tax credit on 2008 taxes.

I've recently graduated high school, I'm 19 and I'd love to buy a home for myself. I'd just like to know if there is an age requirement for the First Time Home Buyer Tax Credit, like if I have to ask my parents' approval or whatnot.

I don't believe there is an age requirement.  The are standards for the percentage you receive as listed above, and it is also based on the amount of the purchase price, min. $80,000, as listed above.  If you would like to contact me to discuss this matter further, contact me at 281-387-7689 or email jeremy@williams4yourhome.com.  I will get you in contact with a lender.  In the meantime, you might want to contact your CPA to address to the fullest extent the tax credit.  As for your parent's approval to purchase a home, if you do not have the funds, credit history, etc. to close on a home, you may be able to have a parent co-sign with you on a loan giving you the ability to purchase.  Have a nice day.

Hey, Jeremy - I know there's been confusion out here about what "purchase a home" means, so you might clarify for your readers that it apparently means that title has to transfer to the new buyer by December 1, 2009 -- some people are still saying November 30, 2009, but I'll leave that for you Realtors and the CPAs to decide.
