We had the best time staging this fabulous condo in Bayonne today. The weather was great, the boats were sailing by and the staging plan was coming together without a hitch. Not always the case as many of you may know.

This condo had an open floor plan, which for many buyers is almost impossible for them to imagine how to set up their furniture. Tying in the paint colors and white cabinets in kitchen may also have been presenting a problem to buyers.

The Team of ReStyled to Sell accepted the challenge and here are the results!

By using colors of light green, blues, white and brown the space looks clean, young and fresh. Spaces have been defined and now buyers can imagine themselves AND THEIR FURNITURE in the space.

The Master Bedroom before left buyers wondering if they could fit a full size bed in here.

The Master Bedroom appeared so much larger with furniture than it did without furniture. We were able to stage this room with a King Sized Bed.

The Second Bedroom off the Living Room seemed like a great place to have a home office. But what if you have a young child or need a guest room? Can you fit both??

Of course you can, simple staging shows off this rooms size and gives buyers a vision for both a bedroom and home office.

If you have a house that has been sitting on the market could it be that buyers just cannot imagine themselves living there??

You not only made it look great, but you had to work with a few "challenges" that the builder left you. For example, no place to plug in a lamp in the living room near the sofa. And a window off-center in the bedroom. But you made it all feel and flow so wonderful!

Thanks everyone, yes there were a few challenges, more than you can see in these pics. I chose the lime green, blue and white theme for several reasons.

1. The house was painted a pale yellow, everywhere but in the second bedroom which was right off the living. Those walls were bright green. I needed to make sense of the whole space and not shock buyers when they entered that room

2. The builder did a fabulous job with the kitchen. Warm cherry cabinets on bottom, beautiful mosaic glass tile backsplash and then WHITE CABINETRY ON TOP. Instead of that white cabinetry sticking out like a sore thumb, I needed to pull white throughout the condo to tie it in.

3. The blue draws your eye out the windows which give you a fabulous waterfront view. After sitting on the market for over a year because NO ONE KNEW what to do with the space, we are hopeful that this home will not appeal to MANY BUYERS since being staged.

Will keep all informed, Happy Staging..We are all so blessed to have jobs that we absolutely love going to each day!

Phyllis, excellent job!  You did a beautiful and what's more an effective job, of showing off this space to best advantage.  You used the angles in the living room, made small spaces feel spacious, made the color scheme work and drew the eye to the home's best features!  I would be very  surprized if this doesn't sell quickly...

Hi Phyllis - So glad that you shared your thought process. I do my best to work with a limited color pallette for each home I stage, and carry that theme throughout the home. When the home dictates certain colors, THOSE are the colors we are required to work with. Trying to ignore them only leads to a home that appears disjointed, instead of coordinated throughout.

 

The small bedroom with desk is sweet! Very inviting!

Oh my, Phyllis- I LOVE LOVE LOVE the scrolls above the twin bed-that is amazing- I am so totally stealing that idea! The polka dot pillows are divine!

I too, try to stage with green and blue. They are the colors that make me say: Hello, Home! *grin*

Phyllis, Great work and Great color choices throughout.  Glad to see that we are moving past the beige walls...they have their place but it's god to see color as a choice for the walls.  Also like the placement of the dining area.  Doesnt look like there was a defined place for it.  Bravo.

Hi Phyllis, what was the builder thinking with the white cabinets???  You did the best you could with the mish mash of finishes. Once again, taking one theme colour throughout saved the day. Great work. Love the scroll work above the bed. Inspried idea I think I will use as well and give you full credit for thinking outside the box.
