How to Host a Successful Open House!

Holding an open house is a great way to attract potential buyers to your property. In planning your open house, there are some things you will need to get done. Listed below are some things you'll need to do to ensure that your open house will be a successful one!

 

Advertise online and post listings via internet. Be colorful and descriptive. This will grab the buyer's attention. You can also put ads in the local newspaper.

 

Map Your Open House Signs

Attach strings of balloons to each open house sign.

Find the busiest intersection closest to your home and put an open house sign at that corner. The arrows should point buyers in the right direction.

Place a sign every few blocks until you end up at your house.

 

Remove all vehicles from the driveway. Ask your neighbors to help out by not parking in front of your house.

Open all the drapes, blinds and window coverings -- let in some sunlight! It will make your place look bright & home like.

Do not, under any circumstances, use air freshener because many people are allergic to synthetic odors.

 

Turn on every light in the house, except lights that produce noise such as exhaust fans without separate on / off switches.

 

You can also put on some soft music to set the mood.

Have some color flyers available filled with quality photos and reasons for a buyer to purchase your home.

Put out flyers that contain financing options so buyers can readily determine their monthly mortgage payment.

Serve refreshments and snacks

Create a bulletin board of seasonal house photographs so buyers can see what the home would look like at another time of the year.

 

Be upbeat, cheery and be sure to greet each buyer who enters the home. Find out what the buyers are looking for and show them why your home fits those requirements.

 

Try and plan your open house on a bright and clear day. Even if it's not spring or summer, people will still be willing to come out and take a look if it's a clear day. You don't want to have an Open House if it has or is going to snow a ton. 

 

All of the above approaches should make your Open House a great success! When buyers attend an open house, they want to see features/highlights that will make them want to purchase the place. Don't be afraid to talk your property up and let potential buyers know why it would be in their best interest to buy. Some good talking points would be how nice the area is, as well as the schools. Those are usually the first 2 things the potential buyer will consider when they decide to purchase a home. Also, you want to make a lasting impression. The goal of the Open House is to SELL! SELL! SELL!

 

Finally, ask for feedback. Ask each buyer what they thought of your home and would they consider buying it. Agents and sellers are hesitant to ask for a buyer's opinion, so just grit your teeth and ask.
