This is Jack. Jack lives in Kansas City. He listens to his realtor friends.
This is Indie. Indie is a happy, insecure, buffoon type. She's not the sharpest tool in the shed but at least she knows Jack.
Without guidance, Indie tends to run back and forth, cutting a path without really going anywhere. She has a lot of energy but lacks focus and direction.
Jack is observant, lean, and graceful. Jack does not flit back and forth aimlessly. He moves with precision. He knows where the bones are buried. When Jack goes after something, he does so with quiet planning and a minimum of calculated movement.
Our California investors don't know Jack. Neither do the investors calling from Florida and Arizona. They seem like nice people but they tend to behave like Indie when choosing properties. We have tried to introduce them to Jack but there must be a language barrier because we are having trouble getting through to them. That may be the reason so many California investors lost their shirts in our market during the past two years. When they end up in foreclosure, it hurts our market too.
We are all busy and there are a growing number of Kansas City realtors who will not even talk to the California investors. Educating takes time. The language barrier makes it more difficult. I understand the frustration. Honestly, it is disheartening to work with people who do not listen.
But I believe in balance. Although some realtors will not work with buyers; some will not work with CA investors; some will not work with REO's, I believe in embracing the whole real estate market, not just the easy parts that we like. Our whole team believes this way. We are holistic realtors with patience and hope for the future.
You, of course, recognize that believing and actually doing are two different animals. This is where we could use your help. If you are a realtor in CA, FL, AZ, NY, DC, or any market that has been hit hard during the recession, please do us a favor. Please introduce any investors from your state to Jack. It will only take a moment of your time and all realtors in Kansas City will be grateful for your assistance.

You know that Oregonians joke that Californians are like a dirty word. It's not really true, but some Oregonians don't like Californians.
The crazy part is, you can't buy a house for half the list price in California either!
Melina, do you think that some Oregonians are more reserved and laid back than some Californians?
David, well do they start out with a half price offer and negotiate? Here, the sellers won't even respond to that tactic. If you aren't within 90% of the list price, they probably won't counter.

We are busy in Kansas City. The value of homes in Kansas City have not declined as much as most of the areas you hear about on the national news.
I know Jack...he and indio live with me... If I could just keep Indio from watching infomercials and attending 75 dollar investment seminars she could learn to listen too... Until then I'll have a great supply of contracts going no where and ginsue knives. Funny one and thanks Maria.

Not even really sure where to start. Sounds like I'm not the only one whose dealt with some investors from Cali. We work with many out of state investors. The ones that are god are always the ones who are willing to listen. Unfortunately those ones are often few and far between.
Maria, you're right on the money! I love the interpreter section the best. I think Californian has become the common language amongst Buyers these days. I'm ready for BALANCE!

Justin, it seems to be a common occurrence. The answer to "what's wrong with that buyer?" is now "they're a California investor" -unfortunately, that answer explains their actions all too well.
Mark, balance and common sense would be nice but seem to be rare traits in buyers today.

Maria - While there may be some CA investors that will listen to their Realtors, so many don't because they think they already know more than their Realtor, their lender and anyone else who tries to help them with their purchase.
Based on my experience with investor buyers, so many of them are just a pack of Indie's, which is why I won't work with investors that I haven't worked with before. If it's any consolation, the Indie's drive us just as crazy here as they do the people there.
Donna, some California Realtors actually emailed my post to some of their investor buyers! LOL We have some Indies in KC, too. They usually end up finding some poor, fresh out of school realtor to work with since the rest of us are on to their games.
